Got suckered to buying a house!

Me and my boyfriend bought a foreclosed house. We also had a 203K streamline loan. After the deal was closed, now we have a problem with our contractor charging us for repairs that were already in the contract. It’s been a month now, and they only have some of the repairs done. With these kind of government loan, is there someone who will inspect that the contract was followed by the contractor? Our new heater even disappeared. I am suspicious that they took it and replaced with an old one.

What action can we take with real estate agent and contractors defrauding us?

PLEASE HELP! I am really stressed out right now with a full-time job and school, and now this!!

I know it is our fault for not being “wise” enough…but please offer solutions, thank you!!

Contact your state’s lawyer referral service and see if they can refer you to an attorney. Most attorneys in the lawyer referral will give you an initial consultation at a reduced fee.

Did you buy the house from a Bank? Normally, when you buy a foreclosed house, it is sold as is where is, which means, no repairs. What repair exactly was agreed upon? What do you mean “contractor charging us for repairs that were already in the contract.”. Have you re-read the purchase agreement and all the waivers and ammendments you have signed again and understood it?

Artloversplus,

we also have a rehab loan on top of the FHA loan. For example with the dishwasher in the contract we have installation and electrical connection covered, they are now charging us for plumbing, and another contract for gas connection for dryer when we have that in the contract as well. I brought that up with contractor but he keeps saying it is something else that he is charging.

Our new heater is gone, and the only thing he said is that he will talk to his plumber. It’s been a month, and not much has been done in the house. The contract says that we will not be displaced for more than 30 days, but we are…

razorsharp…thanks for the advice. We really need help with someone to help us look at the contract and make sure it is being followed. The contractor seems to be disadvantage of our naivety to the process.

I am really confused…Now, the “contract” you are talking about, who are the parties? Are you referring to a home purchase agreement or a contact you entered with the contractor AFTER the property is closed. If it is latter, why the realtor is involved? The rehab loan should not have any thing to do with the puchase, although you are the one borrowing both, right?
