There is a popular joke in China that the word CHINA is the abbreviation of Cheap House Is Not Available. Growing up in Hangzhou where has the highest average property price in China, I paid close attention to the housing price and became interested in real estate. I witnessed the housing price surging in my hometown through last several years. Now the apartment that my parents live in has a market price at 857,000 dollars, which is almost 9 times of the price ten years ago. This year, however, for the first time the average property prices in Hangzhou saw a consecutive monthly decline. The housing price intrigues my curiosity to explore all the other influencing factors that are driving this price surge in real estate other than just the supply vs. demand. What are the primary driving factors that contributed to the sharp increase in housing price? What is the economical and financial impact to the real estate market as the government is making effort to deflate the property bubble? To figure out these problems, I need professional insights and much more knowledge about economics and business. That’s why I want to study real estate.
In my future academic life, I would like to mix and apply my international perspective to study finance (in real estate track) and diverse other knowledge in business. Also, my dream career is to work in real estate appraisal, development and investment, which requires professional skills as well as comprehensive business knowledge, such as accounting, management and marketing. McCombs excels at all of its programs, which would allow me to explore multiple business areas. In particular, McCombs has the one of the best real estate programs, which my current university is lacking in this area. Besides, the Financial Analyst Program that McCombs offers is so unique. I really want to experience as an analyst in my undergraduate period so that I will have a fabulous resume to present to companies, and abundant practical experience will also benefit my future career. In addition, since I learned that the city Austin is listed among top 5 markets from a authoritative real estate report, studying real estate in Austin is a good start for my career.
Besides the strong academics, all the other aspects of University of Texas-Austin are attracting me to want to be part of the school. Unlike other international students, I want to devote myself to McCombs business school not just with high GPA, but also with my personality to influence the campus positively. I love people, and I can build a relationship quickly with different people in a strange environment. I hope my future job will allow me to meet and communicate with people, rather than studying in a small office or laboratory. Hence, I see my value for me to be in Business. Second, leadership is what I always strive to cultivate, because I understand that leading a diverse group of people is very challenging but also very rewarding for companies if proper skills are applied. I am in the Leadership Institute Program, from which I am learning and developing my leadership skills, such as how to delegate successfully, which I wish to apply to my campus social life. In addition, I would like to enhance the diversity experiences of students on campus, and utilize my understandings from another culture to help increase the cultural awareness for students on campus.
From the above points, I know I would grow at UT-Austin, I would approach my dream career in real estate in UT-Austin, and I would show my personality and my diversity in UT-Austin. Therefore, University of Texas-Austin is the best fit for me.
