House for Sale, Staging or not Staging

Yikes, that is sleazy - sending you a 10 page document but trickily leaving out the one point of contention and hoping you wouldn’t notice.

I bet they’ll be back, wanting her offer again. Unless they trick someone else first.

So I have this fantasy of moving back to the Bay Area, and regularly look at listings in the Berkeley/Oakland/Albany/Kensington area. In this market, does that mean that the house I’m fantasizing about that’s listed for, say, $700K will actually, in the end, go for over $900K? Are people really offering that much more than asking???

Katliamom, maybe. Most of the time, no. Look at recent sold prices too.

We aren’t paying $200,000 more than listing.

Trulia, redfin.com estately.com are pretty good sites. There is info out there about selling prices related to listing prices.

Maybe others have sites they like.

I think Ds’s latest offer was 30-35% over asking and there apparently were higher offers. It’s absolutely nuts.

Artloversplus, priced the place below market.

Home prices are not going up 30 percent a year in SF. So, these listed prices must be below market.

With the advent of European’s QE policy, it is unlikely that Fed is going to increase interest rate. This year will be a seller’s year for homes, as mortgage rate will stay low and affordable.

Actually Market Rate homes are selling at a normal rate of 60 DOM or so in many Bay Area markets. JYM’s kids are in a real hot and desirable market therefore the overbidding.

This home has been in auction for over 2 months, there is yet any acceptable bids. dstark says its a bargain…

Dstark, this reflects a misunderstanding about arbitration. As I mentioned previously, lawyers are equally involved in arbitration and litigation in court. It makes no sense to say they want lawyers instead of arbitration.

Why hasn’t that house sold, artlovers? No one will pay what they want for it??

notelling, I understand. There is a lot going on that makes no sense.

My daughter’s broker called the seller’s agent this morning. She said we agree on everything accept the arbitration clause. You have until 2:00 and then we are done. The seller’s agent said the seller will never agree to arbitration. I guess the seller’s agent was also rude.

If the seller’s agent told the seller to sign the arbitration clause, she would do it. She is an old lady living in assisted living and the offer is above market.

My wife thinks something is being hidden. The cost is too low to hire lawyers, but high enough to go to arbitration. Or the broker is still shopping…

The seller’s agent signed his disclosure statement 2/25/2015. There are too many incidents of faulty paperwork.

We have had inspectors lined up three days in a row and had to cancel.

It is over now. My daughter’s realtor was insulted by rhe seller’s agent. (Reminds me of Duck Soup when Groucho was called an upstart by an ambassador so Groucho had to go to war. )

There is a lot wrong with the house my daughter bid on. There is asbestos around the furnace. The sewage pipe doesn’t slope properly. The bathroom has to be redone. That is part of the section 1 findings. The kitchen is 50 or 60 years old.

The house location works well for my daughter and the yard is great. And there is no inventory. We expected the appraisal to come in under the bid. Even my daughter’s realtor thinks so.

This is a starter home. What a way to start!

The SF bay area… What a real estate market!

?? Thats in a month.

jym, that Tibron house is at around $4Million with a starting bid of around 2. Such an expensive house is not easy to move with ALL CASH.

Yeah… You are right…

That’s why I posted that.

That is a date after the property should have already exchanged hands.

The broker can’t get the date correct.

Just more bs from the broker in a long line of bs.

I said the broker was rude. Actually my daughter’s broker said he was abusive.

Will only accept all cash offers? Well, that doesnt seem to be a problem with some buyers!

Your wife should report this guy, dstark. It sounds very unethical.

Yes, the broker sounds awful and not like he’s actinf in the poor seller’s best interests.

Thinking of using some web sites to rate this guy.

Artloversplus, that $2 million starting bid is not the minimum bid that will be accepted, is it?

If there is no required minimum above $2 million, I may have to drive down to the Tiburon house and check it out.

I looked at the pics. Nice view!! But the photos don’t show most of the bedrooms/baths. They gotta be hiding something? Maybe the auction house company is related to the sleazeball broker Dstarks dau is dealing with…

Lol…

Artloversplus, that house is going to sell for more than $2million. The auction hasn’t started yet.
