@artloversplus - wow, that’s a lot of days on the market! I’m curious, is that calculated from the first day to the day of closing or from the first day to the day a contract is accepted?
The key issue here is sold in 10 days. Had I list the property at 200K above to begin with, it might be on the market for a long time. Last property sold in our complex was in the market for more than 90 days. That unit was also an estate sale, we know the previous owner very well.
Our DOM is based on Days on Market(from the day listed to the day offer is accepted), but that list is based on closed sales. There is also a list of Pending sales, I did not post here.
Tiburon is not warm enough for me.
That dom list is Interesting. That days on the market list doesn’t reflect the area where we are looking or where we live.
When I see homes on the market for a long time. They are over priced.
A few sellers raise their home prices over time. If you aren’t selling at 500,000, you aren’t going to sell at 600,000.
There is a house for sale and the seller has raised the price a couple of times. Not selling and now a stale listing. Taking a home off the market and putting it back on a very short time later isn’t fooling anybody.
The interesting ones on that list are the houses in the market for months and months that sold for over listing price.
Maybe there was some remodeling done while the house was on the market?
Market condition did change from beginning of 2014 to end of 2014
You really cannot renovate a home while it is listed, painting, maybe, but not remove walls or change bathtubs…
So sorry made a mistake on the DOM, it is NOT DOM, rather it is the number of days from list to close, which included number of days to obtain financing.
The highest priced home sold at 970K is interesting. It was bought back in 2005 for 1.45 Million and the owner cannot afford, so it is on short sale this trip. The property was in contract only for 14 days but the financing tool more than half year. It is a 4600sqft home with swimming poll and tennis court on an acre.
Ok…short sales should be eliminated from dom lists.
I have been enjoying reading this thread.
DStark-thanks for that link. I have siblings who live or have lived in Marin. It is a beautiful area.
My D is saying goodbye to SF in a few weeks. It has been a good 2 years but the cost of living frustrates her. She works long hours and most of that pay has gone to rent and living and not as much to increasing her bank balance as she would like to see. She ended up in the city due to a job not because she dreamed of living in S F as many young people do. We are going to miss our visits. h and I have gone up every few months for the last two years and we are sad. Thank you DStark as you were one of the CCers who helped us with neighborhood suggestions when she was apartment hunting.
She doesn’t know what comes next. Moving back with us while she considers a career change. We also live in a high cost of living area for buying a home but rent is a tad more reasonable.
Jym626- sounds like your S has become a Ca convert. Good luck to them in the house hunting.
Has it been 2 years already, mom60? Wow, time flies!!
Yes DS#1 seems to have become a convert. I guess it helps that fiancee is from there and her family is nearby. DS#2 is there for the job. I dont think he is or will ever really be a CA kinda guy. Good luck to your dau!! Whats next?
Mom60, I am sad your daughter is leaving. Two years flew by fast. I remember when your daughter was looking for a place. I didn’t want her living in certain areas of the city.
The cost of living here is insane. I have written that my daughter is considering moving to Austin Texas. That is a dagger in my chest.
However, my wife and I realize that it is very expensive here and this can affect the quality of life. So…we are hoping to find a place here that my daughter can afford. The clock is ticking.
I wish your daughter the best. Enjoy your time with your daughter.
There are lots of opportunities in CA, I can understand the difficulty for the newly minted college graduates living in CA. High living standards and high taxes are the norm here. But, if you work at it, you will prevail, it is a long term battle. So many successful residents in CA, that is the cause of high living cost. If you give up, you will lose the opportunities down the road.
Artloversplus, I agree with you.
Going back to that list of prop with DOM. I took it from a mail ad of a local realtor, I did not realize the number of days were from listing to close not listing to contract. So sorry about the misleading.
Nevertheless, it also illustrated that Selling price is not always 30% over the listing. I have to say, over the last two years, prices have risen at least 30% in all areas in the SF Bay.
Austin is a wonderful city. Traffic is tough, and I think the cost of housing may be more than other Texas cities. But still, much less expensive to live there than California in terms of housing costs. No state income tax, either. But salaries also tend to be less in Texas than in comparative jobs in CA., or so I’ve been told.
Many CA kids got Millions by working for a start up and later on went public or bought out. That is how ppl made money, not by working for some gov job like my W.
:)…govt jobs have some perks.
Today…
Drove through a couple of neighborhoods. Had a checklist. Looked at homes sold in those neighborhoods during the last 6 months. I had some info. House size. Bedrooms and baths. Lot size.
This year, I think there will be some opportunities for my daughter, but not many. I actually met her by the house she bid on this past week. Wasn’t planned. She was in the area because she had to run an erand.
I was spying on the open house.
I think there is still a chance if cooler heads prevail and the seller’s broker calls. Then again, maybe somebody will bid more than my daughter did. Thst’s fine. If the house sells for less than my daughter’s bid, that broker is not going to be happy.
Things seem to be pretty hot in Seattle also. DH and I are thinking about moving back “home” so walked through an open house during the holidays. Broker was still holding the open house but condo had sold the day it listed for above asking. Now I see several “Bids will be accepted/ opened on XX date” in listings"…trying to get a bidding war going. Unfortunately I’m not in the area to follow through.
