House for Sale, Staging or not Staging

3 million still sounds like a bargain for that house in that area…

CF, ever ride your bike around Tiburon?

Artloversplus, What area of Tiburon does your friend live? Give me a couple of streets in that area.

Maybe I know your friend.

It apparently isnt flipping too fast, artlovers… Maybe they have the neighbors from h*ll…

You could fit 4 of the houses my s and fiancee are bidding on into that sucker…

That house is too big. No charm.

Many houses in Tiburon are like that.

3.8 million dollar houses don’t sell that fast.

You need to dress up that home tor flipping, with $100k, I can do it, so can carlbrook.

dstark, I need to find the address for you, it was my client. not a friend. I was fired as a listing agent for him.

Ok…the house is also for sale for $3.475,000.

Why were you fired?

Seller wanted him to remove the arbitration clause and he wouldn’t?

Sorry, couldn’t resist.

yes, he actually didn’t want the arbitration either, but that was not a residential home.

He is a bad seller, he fired every realtor who listed his property and he still did not sell any. He asked sky high prices, very unrealistic person. There are lot of them around.

Yeah…they waste your time.

It costed me around $2000 to market that $10 million property.

Ack, my ears!! Grammar police!!

Well…it would have been a great hit if it worked out.

So dstark, any update?

Yeah, a few times. The last time was last fall when I was touring up in the Mount Tam area and was on my way home to the South Bay. I detest riding across the Golden Gate Bridge, so I rode around the Tiburon peninsula and took the ferry back to SF.

That’s cool. Maybe you passed me on your bike on the way…

“Ok…the house is also for sale for $3.475,000.”

I think you can get it for 3, banks are realistic.

Well…I don’t want it.

I like smaller places with better weather.

It is disappointing not to get a place after a bid, but there will be others…

Since when Tiburon has “Bad Weather”?

Just to illustrate that NOT all Bay Area Real Estate can demand 228K over list price and sold in 10 days. Here are the sold records in a “regular” neighborhood:

Final Sale record 11-21-14 to 01-19-2015

List sold DOM
375 335 150
399 390 85
549 535 271
575 540 114
735 717 86
734 718 55
780 737 125
850 875 112
899 900 54
949 957 33
969 960 79
945 962 182
949 970 209

Well, your property sold for $228K over list price only because your list price was intentionally set at $200K under market. So basically your property sold at the expected market price. Any “craziness” is artificial. Seems silly to me.
