Yes, no contingencies, but they send an addendum…
huh? how can you send an addendum if there are no contingencies? that seems pretty bad faith to me.
Yes you are right, but they did anyway.
OMG, the painter missed a spot!! The horror. How could you put such a run down shack on the market. For shame.
Remember they have to look at that missing paint spot all the time when they hang their hat. It will be unbearable. For goodness sake.
Assuming the layout is right, that can easily be changed. Cover up one door and make a door to the BR from another wall.
No, it is not easily changed, from what I read, or it would have been done when the house was remodeled, as it would mean a significant increase in value.
Artlovers,
you were more than generous to throw anything at this ridiculous list. You could have politely reminded them that they signed a NO CONTINGENCY contract. So you could have told them , politely, to pound sand. So you go turn on the water and flush the toilet (eww). And as for the rest of the list, you just say no.
Technically if there is no ASIS clause or the buyer did not sign an ASIS agreement, the buyer can demand repair on their own findings, the “no inspection contingency” could be interpolated as “No professional home inspection contingency”.
We did the termite inspection and nothing was found, but we did not do a “home inspection”. Therefore this ridiculous demand. I guess a buyer can do his own “inspection” and demand the seller to fix it.
BTW, one of the demand on the addendum was “Bar sink has slow drain”, well, how about some Draino? You can get it in $1 sotre for …$1…lol
Why is the buyer doing this?
These problems are insignificant. When I sold my house, the buyer wanted me to change the electricity in my house. He wanted me to ground everything.
I would have had to rip up walls. This was a buyer’s market.
I told my broker to go tell the seller to go @@@@ himself. My broker was a little calmer and the deal was made.
Are you the seller or the buyer? Read it again before those @@@@… ^^^
Yes, my buyer seems turned out to be a PITA and he needs that @@@@…
When we sold our family home, we put on the disclosure form that our wet bar ice maker was broken. The buyer did not ask for repair prior to submitting the final offer that we accepted. After the home inspection was done, we agreed to some repairs on our pool that we hadn’t known were needed, as well as replaced a window the inspector said had some condensation or something in. After everything was done and we were pending, the buyer’s agent “demanded” that we replace the ice maker. I was frazzled and ready to get the thing done. DH said NO WAY. We disclosed, they agreed in the contract to let it slide, and we are NOT replacing it. Well, WW III came about over that stupid ice maker. DH just wouldn’t budge. Buyer’s agent wouldn’t budge. I was annoyed with DH for putting a well over a million dollar sale at risk over a $700 ice maker. He said, “Honey, they are not walking this deal. I guarantee you his wife has already told all her friends about their new house, she’s probably got an interior decorator ready to go-they are NOT walking this deal.”
And then he added, “And this came in the mail last week.” It was the notification from the post office that the buyer’s new address had been registered with USPS. DH said, “They are NOT walking.”
We closed and didn’t replace the ice maker.
Artloversplus, you are right.
I guess I have said what I wrote to myself a few times.
Nrdsb4, I love your story.
Maybe artsloversplus’ buyer needs the Drano, you-know-where.
Nrdsb4,
I’ve heard, in those situations, they may ask the agents to split the cost of the (&($#& ice maker to close the deal. They don’t want to lose their commission.
I googled my new neighbors. I think they have deep pockets.
LOL, I didn’t even think of that. My agent thought his agent was trying to look like the hero for his client. She also felt it was a bluff.
I don’t have the stomach for stuff like that; I’d cave at the first hint of trouble. Good thing I didn’t go into real estate.
DH negotiates deals every single day. He is great at it. I’d HATE to work with him, though. I’m sure he can be a royal pain.
For your enjoyment, here is an article about Home Staging.
Apparently, not all homes are staged, it all depends on local market
Any update with your buyers??
