How is the house selling season going?

The 65k decline isn’t good…but the lower property tax is. :)

No more followups? Christmas time, no more houses?

Actually, I’ve been wondering how jym was doing. Jym, do you (or, hopefully, did you) have a closing date set? I sure wish you the best.

Thanks, hayden. We are dealing with the oil tank first, And then the buyers have to finalize their loan. Decided it was easier to just pull the tank and put a smaller one in the basement. The permits are supposed to be done tomorrow. Hopefully the tank stuff will happen next week. PLEASE PRAY FOR NO SNOW. Sorry, no white christmas this year please!

Good luck jym, especially with having work done the week between Christmas & New Year’s. That’s pretty amazing you got someone who agreed to schedule for then.

No snow here, we’ll take any we can get for the Sierras. The ski season is starting off very slowly.

We’re putting an offer in on a house tomorrow. It’s another off-market sale, there will be at least one other bid, possibly two, besides ours. We’re going to give it our best shot.

Thanks, and good luck, vballmom!!

jym and vballmom, good luck!

^ that! Best of luck to both of you.

And to everyone on this thread, may you and your families all have a wonderful, healthy holiday.

jym, I think you’ll be okay with the weather - it’s unseasonably warm and looks to continue being that way. It seems like half our neighborhood is pulling out their tanks. It looks a mess.

Happy Holidays.

jym, I think you finally doing it right. good luck.

mathmom,
I heard rumblings about a nor’easter and weather that could cause travel messes for xmas. Glad to hear that is not looking to be a current weather issue. Am curious as to which companies are doing the work in your neighborhood. We got several estimates, only then to be told by the tank insurance (who seems to want to do whatever they can to not have a claim, but maybe I am being too cynical) that we had to select from their 3 approved ones in case there is any contamination. Sigh. So we got additional estimates and basically picked the one that was the most cost effective and could get it done the fastest. I actually liked one better but they couldn’t get to it for 3-4 weeks and we’d really like to get this done and the house sale closed.

artlovers,
I thought I was doing it right all along :frowning: Was there something we could have done differently?

Jym,

I meant the oil tank part. Initially you were to leave it in ground.

We seem to be the 2nd highest bidder on this house, out of three. The seller is countering us and the highest bidder. This market is crazy. We have until tomorrow afternoon to respond, so we’re going to sleep on it.

oh, so sorry for you vballmom! keep your chin up! hope you get this one, if not, you will find the right place at the right price soon!

maybe vball should buy mpm’s house!! ^^^ just kidding.

seriously, vball, you should cast a wider net, like college applications. I know MV downtown is good, but its too competitive. Perhaps Los Altos, Los Gatos, MP or SC… downtowns? Did you ever look at fix upper near University Ave. in PA? Worth a try.

Art lovers,
If the tank had passed the tank test we would have left it alone. There is some belief that the test was a false positive, but it’s most efficient to just pull it rather than to repair/ retest.

^^Well, I did not know! I found a SFR near University…570SF 1bd/1b SFR on 5000SF lot Price $1.15 Mill…, Several years ago, it was on the news that PA sold a 3 car garage for 800K, I guess the price had increased…^^^

jym, good luck to you and hope it will be closing soon…

Thanks, art lovers. I didn’t post the status of the tank because I was hoping it would have been resolved and finished sooner than it was. There is tank insurance and they had us change contractors and get additional bids

^^ JYM, I wish your house is where vball is looking… not only the oil tanks will not be a problem, but also you can sell it as is, no questions asked…^^ I encountered a home with a problem with septics and it was sold in flying color.
