How is the house selling season going?

Believe me, I wish that too!!!

Get this-- just got a call from my real estate attorney that the buyers want to be present when the tank is installed to tell them where they want it. Um… the contractor has to put it where it can go, subject to plumbing and sewer lines, ventilation, etc. It is not up the the buyers to declare where they want it. And we arent stupid. We are not going to stick it int he middle of the floor in some inconvenient place. And, we are trying to get this going asap. I dont know the exact date/time the work will be done, and I am in another state far away. I am not going to coordinate this for the buyers, especially since I have alreay called the tank guy more often that I feel is necessarey and I dont want to bug him. If I know or the realtor (who is out of town) knows, they can courtesy call the buyers realtor. Otherwise they are being a real PITA. And my attorney is being waaaay too nice. GRRRRRRRRR.

“And my attorney is being waaaay too nice. GRRRRRRRRR.”

Better than having an attorney who scares the buyer away! This too shall pass.

Oil tanks - that’s nothing! We’ve got Superfund cleanup sites sprinkled around our town! But seriously jym, if the buyers can be there for the relocation of the tank, great, but I wouldn’t go out of my way to work around their schedule.

Over the past 3 years we’ve looked in RWC, MP, PA, LG, Sunnyvale, Santa Clara, Cupertino, Campbell, Willow Glen, Rose Garden, Japantown, MV and LA. This has definitely gone on longer than either son’s college search.

Here are our parameters, with quality of life a big consideration:

Under $1 million single family home with ~6000 square foot flat lot, ~1200 square foot house that hasn’t been fixed up to flip.

A neighborhood feel within walking distance to a lively downtown.

Nearby book stores, a library, performing arts, good restaurants, interesting shops, public transportation, park(s), farmers’ market. Will settle for 5 out of 8 on this list.

Relatively easy commute to the South Bay

MV has everything we (and hundreds of other buyers) want. The only town that comes close to MV is Willow Glen, but Lincoln Ave is no Castro Street. The other towns with nice downtowns (LA, PA, LG) are out of our price range.

We’ve countered the counter but don’t think our chances are good for this house. Maybe after the first of the year another one will come along. Fortunately we’re in a very nice rental house in a friendly neighborhood, so we’re fine for now.

Have you looked in the Willows area of MP? West of El Camino but east of 101?

^^ yes I have a good friend who lives in that area along the creek. It’s a terrific neighborhood, and walking distance to University Ave. Maybe worth another look, thanks :)

There are lots of smaller homes in the area east of middle field and west of 101 specifically - the area west of middle field ( near Sunset) is newer and has more typical ranch style homes in larger lots

As I said before, I did bid on that REO on Green St. MP, there is ONLY one house on Green that is part of MP and I had an eye on it cause its “affordable” to my investment. It only went for high 4’s. But that boarders EPA is not too good, still CHEAP.

you miss the opportunity to buy those new sfr homes from SummerHill, its right behind Sunset, that was my project.

Older is ok, mpm - the houses we’re looking at were built between 1920 and 1945 or so.

How was the highway noise on Green Street? I forgot to mention another criterion: must be greater than 3 blocks away from a freeway.

I was there for several times, because the sound wall, it was suprisingly quiet. Just few blocks away north of Milanto, there are many opportunities.

The cafe on Milanto is for sale (RE only) and the Supermarket(ditto), maybe you should buy that as well(1.2 and 1.9 mil)…:)

OK… new oil tank is in the basement and the old one is being dug up middle of next week… Cross your fingers everyone.

^^^Good luck, jym.

Thanks, montegut. It would help if the buyers finaized their financing!!! They just asked of we had a recent survey, as they neeed it for their financing. That should have been addressed by them months ago, I would have thought.

The banks now a days became so picky. A survey/re-survay on a residential transaction normally is not required, so all parties would not know that requirement until the bank asked for it.

We closed a refinancing of a multi-million dollar hotel, the bank did not ask for a re-survay document and took a survey that was done about 10 years ago.

Is there a problem with the lot line or easement?

“Is there a problem with the lot line or easement?”

I think jym lives in one of those older states. Lot line and easement issues are very common for any property developed before Nixon left office. I’m relatively fortunate … even though it’s illegal for me to drive down the street to my house (the street was illegally placed across a neighbor’s property), and a small portion of my property along the road is only mine until the town claims it. (Don’t ask.)

I don’t think there is any problem with the lot line or easement. I think its just a request of the financing institution.

I don’t live where the house is located (and LOL about the “older state” - it is in one of the original 13 colonies  ) The house is about 70 yrs old. But there aren’t any encroachment issues or shared driveways or any of that to deal with.

Just got word that the financing is secured!! Stay tuned!

jym, wow, no wonder you need to vent. Good luck.

I have concluded that selling a house is never pleasant, even after you’ve finally found a buyer. Just.No.Fun.

My real estate attorney is very softspoken and is putting up with unnecessary garbage from the other attorney. If I’d had the estate attorney handle this, he’d have eaten the buyer’s attorney for lunch. Of course that would probably have soured the deal, and the backup buyers are long gone…

This is so difficult to manage remotely. Multiple calls and emails and notarized forms and fedexes over and over. Several times yesterday (which was spent entirely on my dads stuff) I had phones in both ears and emails coming in. I have had about enough.

It’s almost over jym626. We let the seller store some stuff in our garage for a week or two after the sell.

I did not look at the seller as some kind of opposition.

A friend of mine just bought a house in one of the more expensive areas in Marin County.

The owner had bought the house at the top of the market in 2007. The house was offered this year down about 15% from that high. No takers. Eventually the seller worked down the price down to about 30% lower from the high. And what do you know? Multiple parties were interested
and the house sold. Prices are down about 25 to 30% in most areas around here and that is just the way it is.

A place in my complex was sold in about a week recently. Priced correctly. Nice to see that there is demand for units in my place.
