Jym- its raining hard here now ! so maybe more of your prayers will be answered! Sorry the closing was not smooth as silk- they rarely are these days- so my hubby says…

Jym so glad it’s closed!

We bought our place from a foreign national. We just got a letter from the IRS stating that the seller did not fill out the withholding forms correctly and that as buyers…we are responsible for that withholding plus any penalties. We have 30 days to pay.

The title insurance said they withheld the money and they paid the IRS.

The title insurance company is supposed to call us tomorrow with more details.

Fun. Fun. Fun.

jym - congratulations (I think?). Finally !!

dstark - I didn’t realize that title companies would pay under those circumstances. I never realized that citizens might be liable for payments when a foreign national was no longer in the picture. Hope no more glitches for you.

Thanks Hayden. Me too.

We were told this issue…which we were aware of…was taken care of before we closed. We closed several months ago.

It should work out. Eventually.

Annoying so far…

Scarey, dstark. So months after you close, there can still be a surprise??!!

A while back when my parents were selling their old house to move to a new one, the buyer was a lawyer, he called my father 2 days prior to the closing to say if my dad didn’t fix X,Y,Z, he wasn’t going to close. My dad needed the money from closing to pay for their new house. My mom was crying on the phone. I asked my dad about the buyer’s situation. It turned out the guy had a young family living in a rental and his wife really liked my parents’ house.

I called the buyer (not his attorney), left a message on his answering machine, “My parents are not going to fix anything. You inspected the house a month ago. If you do not close in 2 days, we will back away from the deal and we will keep your down payment. We will give my parents money to purchase their new home. I hope you and your family will continue to enjoy your rental.” Within one hour, I got a call back to let me know that they would be at the closing. I insisted on him to fax over a statement to our lawyers that he would not hold my parents responsible for those defects.

I called it right that they have terminated their lease, they would have no where to go if they didn’t close the house. I am sure his wife went just a bit crazy on him.

The Art of the Deal.

^^ well done oldfort! The gaul of some people is just striking sometimes- especially with some Asians or others who are new to this country and try to renegotiate to and even beyond the nnth hour. Sometimes you do just have to call their bluff!

My dad wasn’t so new to the country, but he was old. He asked me if we could really keep the down payment. I said no, but we could tie up the buyer’s money for a long time to prevent him from buying another house.

JYM, so glad that the house is sold, and hope the radiator issue is resolved quickly.

Its always something. Got a good, inexpensive repair person to recommend?

These Aholes pulled this stunt (amongst others). They threatened to sue (more than once) and “cost us money” . We would have tied up their earnest money (its a lot) but I just want it to be OVER.
Sorry for your mess, dstark. hope it straightens out.

We are putting our house in the market this Thurs. I have this odd feeling of excitement mixed with dread.

Packmom…good luck.

Why are you moving?

Edit: ok. I see your other post.

good luck, packmom

Our house hasn’t sold yet, but we’ve had pretty many lookers. It is now empty (well, except for all the cr%p H still has in the garage…) I think we are close to getting a contract but it will be a contingency. The people have to sell a house in another good area of town, so it shouldn’t be a huge issue and we can keep showing ours in the meantime. Here’s hoping!

You just can’t anticipate what people want. Someone came through Sunday who loved the house, but likes to hold Christian music concerts in the home and the floor plan wasn’t open enough. Another didn’t like the carpeting in the Jack and Jill bathroom sink areas because her kids spill too much water.

As an occasional watcher of HGTV- people can be so stupid in why they don’t like a house (eg, carpet in the bathroom! Get rid of it ! Easy and cheap!). We are putting our 5500 SF house up in March and I"m praying it goes relatively quickly. H is working in another state and comes home only on weekends. It’s only me and the (3) dogs- which of course makes showing a pain. I have to get my dogwalker to remove the 2 young dogs for a showing.

Dufay, are homes selling well in your area?

Jym- they threatened to sue multiple times? In any other market, you would not even bother with this crazy buyer, but thank goodness you have it sold.
