How is the house selling season going?

^^Do you get retired at age 55?
Let me add that $780 included golf previlages on site…and the stairs? If it is inside, you maybe able to put a lift or some thing, but the stairs are from the parking spot…

Might be forced to…;)

Hey Idad – check very carefully as to whether you’re allowed a grill/smoker. In our town they are prohibited on apartment/condo balconies, or where balconies are overhead. It doesn’t matter if they’re gas or charcoal.

As it turns out, cosmetic work will be done in a week. We have an “office exclusive” sign out as of today but no MLS and no showings allowed for a week.

She HAS the listing, she is by far the best in our area, no contest. She was trying to let me have it both ways, but I chose to do the work.

Ohiobassmom…good luck…a week will go fast.

Condos with $1000 fees are selling like hot cakes in a city just south of us. MSFT is apparently doing well…

^^that is differ from “Condos in Sr. Community that is for ages 55 and over, ower occupied only”

Weird turn of events with our situation posted upthread.

We received 2 offers right after putting my parents’ home on the market. We accepted the higher offer ($10k less than asking), without countering (against my advice).

Well, the buyer dropped out Tuesday after losing his job last Friday.

BUT…the good news is that - behind the scenes - when the family with that lower offer had learned that their offer had been declined for a higher offer, they immediately submitted a back-up offer at FULL PRICE. We weren’t aware of this back-up offer (I don’t know if Calif realtors are req’d to tell you about these.)

So, the home immediately resold at Full Price. The back-up buyers (and we) are doing the Happy Dance. (I like to think this was my mom’s little Easter Miracle as she was likely annoyed that her lovely home didn’t sell at full price… )

Mom2collegekids…

Nice…:)

That’s great news, mom2. And yes, Realtors are legally and ethically required to present all offers to the sellers.

Good luck on your sale, ohiobassmom!

Wow–you’ve got a real estate angel looking out for you, mom2!

Don’t know if this is on topic, just had lunch with 12 people, together they must have invested about 30 properties directly in Florida. I estimated the number of properties they and their clan/people they know invested in the hundreds. The number one choice is Florida but the interest has extended to Arizona and with one or two people, farmland in N (or was it south ?) Carolina

The consensus was that prices had gone up about 5-10% recently.

Real Estate is ALWAYS on a cycle, in one year you could not sell anything unless you give it away, in another year, ppl will knock on your doors to buy the property. Homes are being build for living, not for speculation.

Having said that, I am into speculation!!!:)

Munchkin… on topic…

I like the anecdotes.

A friend of mine bought 4 properties in the Sacramento area 2 or 3 years ago…that area is a mess…he is still selling those properties at prices 20,000 or more higher today.

Artloversplus… :).

Dstark, 20k higher then purchase price? Or would they net that? Problem with speculating in areas like NJ and PA( know both very well) is that there is a real estate transfer fee on both buy and sell in PA 1% both ways…NJ is or was only 1% on sell, though it may have changed, plus the milionaires tax on homes sold for more then 1 mill…so if you have to pay a realtor plus those additinal taxes, you need to sell 10% ± more just to break even, not including any costs associated with fixing/updating ,carrying costs

mom2, great outcome and good luck. Some times, it pays to be patient…

gdogpa, My philosophy is you need to buy anything that is 30-40% below the CURRENT Market in comparable sales. Fixup to fixup, regular to regular… then you are in a position to make some money.

Also, in speculation, I believe in buying it all equity, no loan carrying cost.

These homes are very inexpensive.

A friend…
Bought between 85,000 and 100,000… Selling between 110,000 and 120,000…

Threw a few bucks in some of the homes…Rented them out.

Not getting rich…got divorced…made some money…

dstark, you’re divorced? I could have sworn that when this thread began, you were referring to your wife.

No…oops…my wife is sitting next to me…we are watching The Big C. :)

I was talking about somebody else. I guess that post was poorly worded.

Just edited the post.

Well, I knew this was a long thread, but I’m glad it’s not that long!

But now you’ve dashed my hopes. (jk) Say hi to her for us.
