How is the house selling season going?

Lol…ok…:)

The spread is too thin, especially in Sac… See, I bet you 10 to 1 that he bought at the market. and in Sac. the makert is too thin…

I am buyin in the bay area $140 and selling $220 ( I will let it go for $200, that is just between you and me:))

:)…

Well your numbers are better…

He bought short sales…

Yay mom2, that’s awesome!!

Short Sale is at the market… Its not easy to buy under the market in the Bay Area by the margin I wanted.

I am sure it is not.

What is your success rate?

How many places do you have to bid on before you get a successful bid?

low… perhaps 2 per year? 3 max…

Wow…that is a tough gig…

But that is good money…

Is NY heating up?

<a href=“Buyer Confidence: Portent or Blip? - The New York Times”>Buyer Confidence: Portent or Blip? - The New York Times;

"MORE than 200 people showed up for an open house at a town house in Cobble Hill, Brooklyn, last month, and the crowd, filled with stroller-pushing parents and young children, was so lively that an ice cream truck pulled up to join the happening.

The house, at 214 Kane Street, went into contract quickly, after the owners sifted through 14 offers, nearly all of them above the $1.875 million asking price."

NY has always been unique. Even for the NY area. Living in the City, just a subway ride away from work, is priceless.

We lived in NYC until DH got a job in CT, which was coincident with when we would have had to start considering nursery school acceptance for S1.

Nursery school acceptance?? You better believe it. Very competitive, and very expensive. I was glad we left the City when we did, but I’ve never been happy with the one-hour-plus commute necessary to work in the City.

Sigh… figures I’d miss the upturn. Dad’s house was a short trainride to Grand Central. Oh well. The house is sold. Can’t complain. Well yes I can… a little :)

Good luck with our house VH. When is it going on the market?

Oh, I don’t know. Maybe two weeks? Maybe three?? Still a lot of handymen types to come and do their thing.

I was just in the basement having fun vacuuming around my hot water heater and all around the electric wires, etc. Not surprisingly, after 25 years of being neglected, they became cobweb traps. My realtor told me I need to make the house “sparkle!” so I’m doing stuff like this.

Not a heck of a lot of fun.

I guess oldfort is the winner. Great timing on the purchase…

Anyone from Chicago here ? I wonder how is the Chicago market ?

not sure if this is a representative market analysis. Friends in Naperville is not thinking of selling yet.

^ thank you artloversplus. I guess I’ll have to be a landlord for a few more years. Sigh.

Are Calif Realtors obligated to tell you about “back up” offers? And, how much they’re for?

I believe that California requires Realtors to go one step further and be able to prove that the offer was presented. One way to prove it is to have the sellers sign their rejection of the offer.
