How much is too little for a house?

Is the deal with or without you doing the mold remediation? Or is that already done?

Deal is as is, mold and all. I’m not 100% sure it’s going to go through, because of some contract issues, but I’m keeping my fingers crossed.

OP back. The investors have started working on the house, so it looks like all is good for the sale. It SHOULD settle next week. We are very releived that we won’t be sitting on the house through the winter. I do wish the kids next door could have purchased it, but we couldn’t “give it away.”

Final update - the house closed last Friday. It is sold and no longer our problem. It sounds like there were more issues with the house than the investors expected. The well and septic were mentioned. Plus a couple of small pipes leaked in the basement (must have been very slow leaks). I am happy not to have to worry about the house over the winter.

Great outcome. I also think that you are lucky to have sold to the investors instead of the neighbor’s kid. Since there are more problems than anticipated, so good to sell to those versed in rehabbing and not selling to someone who is not.

OP here. We sold the place for slightly less than $250, several weeks ago, and now it’s on the market for $398. They gutted the kitchen and bath, added an additional bath, finished the basement, including adding a second bath,did landscaping, cut down huge tree and tore down an outbuilding. I’m guessing they may get 325-350, but I will be surprised if they get $398. IT was a huge relief for us to get rid of it, and I don’t feel like we were taken advantage of. New (much larger) homes are being built right next to this starting at 700K. If I find out, I will post the ultimate outcome.

They were able to do all that renovation in “several weeks”?

HarvestMoon, it should be a doable job for a professional remodeler with a permanent crew of contractors and some good connections in the permitting department. :slight_smile:

@HarvestMoon1, have you ever watched Property Brothers :slight_smile: They actually started working on the place before official settlement, but it was all done pretty quickly.

I have and enjoy the show. But I always thought that kind of turn around only happened on TV. My contractors usually have more than one job going at a time and honestly, it took a few weeks just to get all the materials ordered and delivered.

Just think, you could have done all that work yourself!:zap::umbrella:

@greenwitch, I consider myself to be doing really well too keep my own house clean. We are not house project people. I am actually happy for the neighbors that they made it nicer and are selling it at a higher price point. it’s in a great school system, and hopefully they will get good new neighbors.

I’ve spent the last 7 mo trying to bring that kind of inherited home to the pt of being able to list - all told the estate has invested about 35k into the house and that isn’t fixing everything - just septic, major issue and some cosmetic tuneups. I wonder sometimes is this was the sane way to do it or should I have just answered one of those investor letters. i am jealous of your being “done”
