How to sublet a room in a Brooklyn apartment?

My son is moving to San Francisco soon and needs to sublet his room in a 3BR apartment in Brooklyn. The building is recently rehabbed, the roomies are 2 guys in their 20s from Cornell and G’town. It’s in a trendy up-and-coming section with lots of great restaurants nearby and an easy commute to Manhattan. So far, he’s posted on some of his local Facebook groups and on Craigslist, but hasn’t got a subletter yet. Any ideas?

@cnp55, I am surprised he hasn’t gotten any bites yet. We are always reading on CC about how fast apartments in Manhattan and Brooklyn go!

The market is softening, to be honest. Brooklyn is becoming very overbuilt. A lot will depend on the price and the actual neighborhood, including proximity to subways etc. November/December is also not a hot time for people to move to/in NY. Has he tried any alumni list serves from his college? How long is left on his lease?

It’s 3 blocks from a 2 3 4 5 subway stop – and 4 stops to Manhattan Financial District. He’s had a bunch of lookers including 3 pretty serious ones over the weekend, but nothing is coming through. There’s 6 months on the lease – and the price is $1250. What’s nice about this unit is that it’s newly reno’d and 2nd floor. First floor is an awesome bagel and coffee shop. Exposed brick, has an actual living room and eat in kitchen.

He might want to try the graduate housing departments of colleges in Brooklyn, e.g., Pratt, Brooklyn Law, and Downstate Med if any of them are close. Usually, there are bulletin boards where you can post.

@jonri, that’s a great idea. Also, there’s some Brooklyn apartment hunting Facebook group (I think it’s a closed group that you can ask to join) that my kids told me about when they were searching. Sounds like a good location and price - hope he finds someone soon.

Hoping so too! I know he felt very lucky to get this apartment in the first place – someone is going to get a really nice place with two good guys to share with.

If my D’s apartment falls through (the co-op board is meeting tonight to approve her application to rent in the building), I’ll let you know!

Facebook groups are definitely the best for this! That’s how I just found a subletter for my own apartment. There is a group “Gypsy Housing” that has hundreds of thousands of young people looking for NYC housing. I’d definitely post there.

When is he looking to sublet? I find people often do things last minute in NYC when it comes to subletting.

No offense intended, but are his roommates a little odd? Is the apartment clean? Is the rent comparable to other apartments in the area? Just looking for reasons why people might be passing.

It’s available NOW!! Jan 1 if necessary, but today would be awesome! I think the other guys are fine and the place is reasonably clean. Rents are high – but this is within the going rate for the area.

Recommend posting in housing boards for NYU-Tandon(Formerly Brooklyn Polytechnic), Pace U downtown campus, St. Francis College(Brooklyn Heights area), and even NYU Washington Sq campus* or Baruch College*.
