I know my CR score sucks, but Im retaking the SAT and hope to get it above 700. And being ‘average for my school’ doesnt really matter, since my school doesnt rank. My sat is only low because of the CR.

Just because your school chooses to not disclose the ranks of its students does not mean that you can settle for being mediocre in your school. Colleges will always be comparing the applications of students that come from the same school, so as to understand the differences in SAT score, ECs, etc.

That being said, because you go to the “best private school” in your area, the competition will be incredibly fierce. Unless you are an extraordinary student in your school, (which I assume looking at your ECs and scores, you are not), MIT will be out of reach.
