<p>DS went through this a few months ago and based on the listings he found, there were multiple agents. In some locations there was a fee for the broker and in others (like most in the wall st area and Stuy town) there were no fees. In fact the agents seemed to specialize by area. I’m not sure I’m permitted to post the contact info of the brokers we liked, and if I can still locate it, I’ll send it to you privately. If you find the apartment yourself, perhaps the ones that charge the brokerage fee would waive it.</p>
<p>It depends what you mean by “reasonably” priced. The ones we looked at were almost all studios and an odd 1 BR and they were in the $2600-3100 range plus utilities. Most wanted proof of monthly rent times 40 annual base pay (excl bonus/commission) or a higher factor if a guarantor’s salary was to be used.</p>
<p>The areas we looked at: union sq area, stuy town, soho/chelsea, bus district, and a few other places such as near 34th st from about Lexington to Broadway. The place I liked the best was near union sq. Fin district really was dead even in the early evening - not even fast food places - and DS decided to go here for the first year so that there would be little distraction and he could focus on his work.

<p>We have used brokers two times for D1 to get a New York City apartment. The first time was two years ago when she moved out of the dorms with two other friends. They ended up in a tiny converted 2 bedroom in the west 60’s and we split the 15% of one years rent 3 ways for the broker’s fee.</p>
<p>This time she found places on craigslist and ended up using a broker with Bohemia Realty Group. They specialize further uptown on the westside. D and her roommate ended up in a lovely 2 bedroom apartment that had just been completely remodeled. It is a 5th floor walkup near the border of Morningside Heights and Hamilton Heights. The area is very affordable for people on a budget and you can get to Times Square on the express train in 15 minutes. The broker D used only charged one month’s rent for a fee which was split with her roommate.</p>
<p>My brother and his wife found a nice, reasonably-priced apartment on the Upper East Side through Eberhart Brothers.</p>
<p>My niece worked with a company called Bold NY - the brokers were all young and personable so she felt very comfortable with them. She found a very nice apartment near NYU where she’s in grad school.</p>
