Pittsburgh housing market and home improvements

<p>Looking to update kitchen and put in hardwood flooring throughout. H and I got to talking tonight and thought that maybe instead of putting money into this 23 year old house, we should just downsize and buy something new. We’re concerned that we won’t get our money out of the house in the next few years that we 'll put in for these improvements, and other improvements will need be made as well.</p>

<p>Any tips, advice? We are in a position to downsize now, but are wondering if now is the time, given current market conditions. We originally thought we’d be in the house for another 10 years, but we’re beginning to re-think that (2-3 years instead).</p>

<p>Market conditions in my area of the Pittsburgh suburbs seem pretty good, things are selling fairly quickly. I can’t imagine you would get back what you put into hardwood floors if you are planning to sell. I would talk to some real estate agents familiar with your area.</p>
