Planning next steps, low undergrad gpa

For more than one reason my undergrad gpa was less than 3.0.

I did graduate with a BA in economics. I’ve been working in corp/commercial real estate for 8 years now. I am on track at my company to get into management, but it is competitive. My company requires core undergrad courses for mgmt track, of which I’m only missing 3 (Accting and Finance) so I plan to do well in those.

In terms of next steps, I initially thought I would eventually get a Masters in Real Estate. Then covid happened. I love real estate, but what I enjoy most is negotiations, analysis, and the entreprenuerial or innovative aspect of my role.

I was thinking about an MA in applied economics as it would supplement my existing skillset and enhance where I could benefit from learning more which is analysis. I do enjoy research and alot of the higher level analyst jobs on the east coast require a masters. Obviously my prospects are slim because of my undergrad gpa.

So… do I complete a masters degree online like at umgc (inexpensive, online, and easy admissions req.) And will that be better long term wise? Will this help me maybe later get into a good school? If I get a 3.0 or higher in graduate level coursework?

Or is there a possibility to be a non degree seeking student and take graduate level econ courses at a higher ranked university and then see if a grad school will accept me then.

What do I do to remedy my sistuation. Or do I choose the right direction. Thoughts please?
