The Uni. I’d like to go to next Fall requires students to stay in the dorms for the first two years. One way to get out of this is if you commute from a guardian’s residence within 50 miles. My mom does live here, though me and a friend are wanting to get an apartment and just claim we stay with our parent’s. Wise/unwise?

A lot of my sons’ friends do that at Ohio State.
Generally, it hasn’t worked too well.
One problem is that the students did not integrate fully in to campus life. They have missed out on the random word-of-mouth information that comes with living in a dorm. They also have not had the support of an RA as an advisor on both academic and red-tape administrative matters.
Academically, the students have not performed well at all. It’s too tempting to party ALL the time when you don’t see other kids studying around you. An apartment has no rules–I am betting that is one reason it is attractive to you–and the partying can be full time out of control with no RA to intervene. Landlords won’t.
Of course, dorms can be noisy too and there are always complaints in that respect.
And if you searched carefully, you might be able to find an apartment near campus in a building that is very quiet. But then you wouldn’t be throwing parties there either.

^^That about covers it, in my experience.
