Renting Apartment for First Time

What advice do you offer a young man (entering professional school in a new urban area) who is renting an apartment for the first time? He may share with a fraternity brother from UG or may rent solo. Primarily thinking about lease details, etc. Anything to avoid/insist upon? General thoughts?

My D just rented her first post undergrad apartment. Things she was looking for. She’s in an urban area and a dedicated parking spot was key. A safe entrance, and someone who could accept packages i.e. a manager on duty. For her she really needed on site laundry.

DS just started living on his own (w/ a roommate) in a Real Apartment. He wanted to be located in the hip part of the city he’s in. He’s very happy where he is.

Also, he’s a big foodie, so having a good kitchen was important to him.

Take pictures and do a walk thru with the owner at move in so if there is anything wrong it is documented. If there is a cleaning fee, see if it is refundable if your son does the cleaning. Check that any appliances are in working condition. Ask about noise.

Location is very important to some renters, especially those who do not have cars.

My son, who lives in a suburban area and commutes by bicycle, wanted an apartment close to his office. This would also put him within easy reach of a good selection of stores, since there is a shopping center across the street from the office building.

My daughter, who lives in a city and commutes by mass transit, wanted an apartment close to a subway station and to a grocery store. Living in a safe neighborhood was also a high priority for her, and she was willing to pay more for it.

D’s must have list: close to transit, safe area and in-unit washer & dryer. Kitchen was optional…

I would second Deb’s recommendations about parking and someone to accept packages. DD has had a bit of trouble with both in her building. I would also look around at the rental companies’ reputations. Use the school’s housing office to find some of the info about good/bad landlords.
