I hope to never sell a house again (mostly because I hope to never buy one again). But if I do, I want the inspection contingency to say "There will be no monetary concessions for repairs outlined in an inspection. If you find something in the inspection which you deem a major issue with the house you can break the contract with no penalty.’

Really, judge? You agreed that my husband proved the wall our client’s neighbor built on the property line was in danger of collapse. You agreed it would affect our client’s property value and that he would have to disclose the wall’s condition to any potential buyers (interestingly, you did NOT specify that the neighbor would have to disclose that to her buyers). You agreed that the neighbor’s contractors and engineers trespassed in order to build the wall.

Yay, team, right!

Then the bombshell: Our client gets $1 per count in the claim. So maybe ten bucks? Plus some reimbursement of costs related to the trial.

Just unbelievable to me. Our legal system sucks. I feel so bad for our client who was badly treated. At least the judge commended my husband’s thorough structural analysis.

You have been away for six days, and now your flight is delayed? I’m so tired and the dog is so sad thinking his favorite person is never coming back. Ugh.

So buyer number 2 has now officially fallen through. Once again I believe there was some dishonesty going on with them. They made a cash offer saying no mortgage and I was just told their lender was ready with their funds? Also, I made a final offer and they countered - problem understanding the word final? Well, on Monday it will go back on the market (I will ask my realtor to also reach out to previous buyers who had made offer.)

You can’t get a plastic bag in a supermarket because of environmental concerns (even though it was easy to recycle them) and today I read this.
“In the heavily regulated cannabis industry, nearly every product is required to come in child-resistant packaging that is typically made of plastic. Most of that plastic is not recyclable and ends up in the trash or tossed on the ground.”

No, you haven’t seen her in 3 yrs. But he only gets to see his brother maybe once a year…and she will reschedule and avoid and change her plans and then it will be too late.

Well, Monday sucked. Had to put our favorite cat down. We are devastated. Meanwhile, DH is in CA making arrangements to have his mother’s cremated remains buried. 3 hrs for paperwork for that.

I’d like a do over for Monday.

Dear Para legal who is supposed to be working for me (well for my lawyer who works for me). What a horrible person you are? Let’s see there was the day you actually refused to talk to me (would not take my call). Then the information you have withheld from me. Buyer one’s various attempts to get a mortgage doing crazy stuff like adding her mother to the sale. Buyer two’s cash offer which guess what they got a mortgage for. Emails and documents from buyer’s lawyers which you never sent me (but managed somehow to get to my realtor). Then your attempts to negotiate for me (as you told me going to bat for me), where you did not know what we as the sellers actually wanted. How about your not sending back to the buyers the long and carefully worded emails that we struggled to compose (instead sending them one line of your own writing). Oh and the complete lack of advice that would have cost me money if I had not specifically asked after doing my own research (like the best way to handle price concessions). Finally, your acting like you represent the buyers not me (repeatedly claiming how I was putting the safely of their child at risk, saying their outrageous repair requests were from licensed contractors, etc.) I will be so happy to be done with having to deal with you.

Dear lawyer for our buyer. You went to law school, you vowed to uphold the law. Yet, you say in an official letter which you sign that items noted on a seller disclosure signed by both the seller and your buyer are “immaterial.” Then what use is a legally signed disclosure? You might as well say the entire contract is immaterial, why even have one. Wait, your clients are not following anything in the contract anyway (changing their offer, getting a mortgage when they claimed it was cash, etc.) I guess signed legal documents don’t mean anything anymore, at least not to lawyers?

We had to put our favorite cat down last night. It was gut wrenching and horrible. The kids and I sobbed.

We are more sad about the cat’s death than that of my MIL’s recent death. I do not feel guilty about this.

The latest news means it’s time to stop pretending that NCAA athletes are in school for an education. Oh, I know some are. But money rules it all.
