When we bought our prersent house, the previous owners gave us the termite insurance. We’ve been getting the house inspected every year for 20 years. They haven’t found anything and I wonder if the inspection isn’t a bit superfluous. Is it something I need to keep doing every year?
May depend on where yo live. Where we live its pretty worthwhile. We had and issue once and it was repaired and covered 100%
I ask my husband this same question. We started the treatment at our house 17 years ago and haven’t had any sign of them in years - they come out and check the bait traps monthly in good weather - But H says we should keep coverage up.
Our outside sentricon system is now only checked/baited once a year. I was surprised to find that out. They claim they have some new fancy bait that doesn’t require monthly check or replacement.
Do they use bait? Our company doesn’t. They just come out once a year to inspect. I just wonder, Can they really see anything before swarmers come out?
There are different types of services and policies. We have inside quarterly pest service, but an outside baiting system called sentricon, and with that, they guarantee to cover any problem/repair etc 100% Not all contracts offer that…What does your policy offer?
They do cover any problems and repairs 100%. The annual inspect costs a little over 100. I think what we have is the dampwood kind.
Not sure what that is, buty if you are in a high risk area, I’d keep it. If you are in Alaska, that link I posted says you don’t need it. No termites in Alaska!
This is regional. In FL, I only needed to have company out once,other than annual inspection. That was after a hurricane. I’ve known a few people who had to have their houses tented, and the cost is in the $1000s.
Nice! I guess I don’t trust my termite company. They were bought out a few years ago. Old inspectors were good. They went to every corner of the house. The new inspector came out and had an assistant. We have a crawl space that tends to be damp. I suspect that’s where it’s more vulnerable. The inspector made his assistant crawl in!
We have lived in our house over 20 years. Subterranean termites entered our home last year. We found out when the termites flew out of holes they made in an interior wall of cypress tongue and groove towards the light of a window in a swarm.
We had inspectors that looked at our property annually too.
They don’t tent with subterranean. The treatment was to drill into the ground.
The termite inspectors used a hand held device that used thermal and moisture readings, then radar to show the termites movement and activity. The termites came from where our sunken living room foundation met the bedroom wing.
Without a contract we would have had to pay for the replacement of the walls and the wooden floors.
If we are paying the annual fee of a little over $100 to cover the repair cost in case there’s termite damage, it seems high. Our home owner’s insurance premium isn’t even 1% of the coverage.
