IMO, this is crossing the line into foolhardy if not downright dangerous. Find someone to help, or hire someone to help.

If you do a curbless shower you really need to make your whole bathroom floor slope to the shower drain and preferably also use some kind of tile membrane like Shulter Ditra. It adds to the total cost for sure, but you don’t have to have a mud base or a lot of extra weight. If you have a large format tile on the non-shower floor you will need to have something smaller in the shower. You can either just change tile sizes at the transition, or make a border.

I’ll have to look up that membrane. Membrane waterproofing is rare here, everyone does hot mop. I’ve had an epic fail with a membrane shower pan on a 2nd floor and am scared of the stuff. Maybe I need to find younger tile guys that aren’t wedded to old school hot mop and thick base:)

Super quick update…

Apparently, all our hard work fixing up the house was worth it. We had an offer on the house 9 hours after it went live. By the next afternoon, we were under contract for our full asking price. Woo Hoo!!

Around here contractors have been happy to make the switch.

We are learning why the whole ā€œadd 10% to your estimated budget and don’t expect anything to be done on timeā€ advice was true. I went over budget pretty early on but that was my fault for not really researching prices before hand (had no idea that things like a nicer vanity would be so much.) We are going on day 13 (only counting weekdays) and the guest bathroom is still not done. We were so close then everything sort of fell apart when the plumber came today.

All he had to do was install the shower faucet, sink faucet and toilet. It’s a long story but I was volunteering at the high school and came home to a mess. They couldn’t install the toilet because they didn’t have the right part, could not install the shower/tub faucet I bought because it did not match with the diverter I originally bought and they put the light fixture facing up instead of down like I asked because it turned out is was way too big and the glass shades hang way down over the mirror (which tilts so they would smash into each other if you tried to move the mirror!)

Everything is working out although it will take longer than we ever planned. He installed the original shower faucet (the one I didn’t love because it felt cheap) so my kids could use it for now and said he would swap it out for free if I find a nicer Pfister one I like. He left the lights up for the same reason and said they would either install a new one if I found one that would fit or they would move the electrical box up to make it fit. I ran to Home Depot and got the water supply tube and the kids now have a toilet!

Dang it! We’ve been on the market for almost a month and no offers yet. :confused:

I get the Zillow updates for houses on the market in my town. They are showing up as pending within days of being listed. And everything is selling - from gigantic houses to two bedroom bungalows.

I read last year on my towns Nextdoor that people were desperate to buy houses in my town and they were getting shut out because of getting out bid. Looks like nothing has changed and it’s still a sellers market.

NRE - the right buyer will come.

Amazon just leased a couple of office towers in a city southwest of us - in addition to their giant office/land purchase. I just looked at Redfin listings in that area of the city - not a single house under $1.5M (at least in Seattle, one can still find a 100 year old ruin for $800k). Silicon Valley has officially landed… Houses still sell, although the era of bidding wars is over.

It really depends on where you live. Where we used to live, it’s definitely a buyer’s market. Where S and DIL live, it’s definitely a seller’s market. They got outbid 5 times before their bid on house #6 was accepted.

My town is definitely a sellers market. My parents 60-yr-old house sold within 3 days of the first showing and they had 3 bids on it. It went for a little over the asking price.

It’s still more of a seller’s market where I am, but it’s not as strong as it was.

Some houses still sell in a couple of days, some don’t.

Unfortunately, the feedback we’ve been getting hasn’t been things we can really control, like ā€œwe want a bigger yardā€ or ā€œthe master bath isn’t big enoughā€.

We thought we priced it right, based on what other things have sold for, and we’ve had a bunch of showings, but no dice so far. We’ve had several stagers look at it and give advice, and they think it is staged well. Beats me.

It’s a pain having to keep the house spotless all the time.

Bathroom is as done as it can get until the new light gets delivered. It looks beautiful - I don’t even want the kids to use it. :wink:

We are not planning on moving any time soon but it is fun to look on Zillow once in a while. This neighborhood tends to sell very fast so that is good- we are close to the good schools, very short drive to the beach, surrounded by family neighborhoods and a brand new park with tennis, pickle ball, fields and kayak/paddle board launch is going in right now. I don’t think we would be able to sell in 9 hours but who knows - we called the realtor within hours when this house went up for sale and made an offer the day after seeing it.

Now on to the floors and kitchen. I need to pick out a range hood and a kitchen sink and faucet -have any suggestions on types or brands? I am looking for a undercount stainless steel sink that can be anywhere up to 39 inches (although looks like they don’t get much bigger than 36 anyway which is fine.) I really like the look of the pre-wash faucets but not sure if there are any pros or cons about them vs. a pull down faucet.

I will have a 36 inch electric cooktop so I don’t think I need a super crazy range hood but will take any advice on that too! (I went back on this thread and read over the advice you gave me last time about the hood - looks like I should be fine with a lower level one around 300CFM if I understood it correctly.)

I have a 36" Ruvati single bowl sink that I love. It’s huge! Will never go back to a double bowl design as it’s much easier to be able to soak big pots.

We just had the outside of the house painted. We also had the retaining walls painted. It looks so nice. Our chimneys were basically black and now are beautiful. The painters also did some work inside. Next is to tackle some of the landscaping. I’m trying to get the gardeners to clean up and weed the areas that are decent. With this winter being so rainy everything has gotten so overgrown. I have a pile of books that a friend dropped off. I’m thinking to start small and just tackle it one area at a time.
My D and her fiancĆ© are looking to paint the inside of their house. Any suggestions of neutral colors? They have a tan carpet that they aren’t planning on replacing. Living room and master bedroom have vaulted ceilings. I’m no help since my entire inside minus my kids rooms is painted Swiss coffee.

We are working on landscaping too @mom60. We just ordered about a dozen trees and shrubs. We’re going to have the nursery deliver/plant but this is jut the first drop in the bucket. We need to mulch, put down a path to our detached garage, plant the veggie garden, etc… One step at a time for us too! It would also be nice if the rain stop and spring would finally come back (it snowed over the weekend and we haven’t been above mid 40s since).

I also finally got another company to come out to look at the stucco. I should be getting the estimate tomorrow.

New exterior doors and window should be coming soon too.

@mom60, multiple people in the real estate/contracting business told us SW repose gray is ā€œthe colorā€ these days. Agreeable gray is very similar.
