My Dad had hot water radiant in the first floor of his house, with baseboard hot water radiant on the second floor. All bathrooms had radiant hot water in the floor. The basement was unfinished, so in his case, a leak would not have been a crisis. His were installed with the construction of the house. House was built around 2000 and by 2024, it needed a new boiler.
I have electric radiant in two bathrooms installed in 2015 and 2018. Both operate well so far. Our radiant electric systems were added when the bathrooms were remodeled.
When you talked about gold fixtures, we used the brush gold (not sure correct term, maybe an antique gold) on the faucets and the cabinet door pulls were chosen after the Delta faucets. Look to the faucet choices first. Cabinet pulls have more selections out there.
I wanted to show how I used chat GPT to create looks for my house exterior. Not that I have this project in my near future.

Thanks everyone. I was discussing how I used chat gpt on another thread so I thought I’d show an example.
I give all the credit to my bil who was showing my husband and I how he used AI for his house.
We are trying to update the inside of our as I call it “ode to the 90’s” house and frankly didn’t want to show the orange oak of this house. Bathrooms, floors and kitchen are next on the list. If we can get our contractor to get back to us!
I like both paint color ideas. Interesting how the garage door with the clear glass upper makes such a difference.
I’m not a huge fan of the very dark olive because there is little contrast between the siding and the trim/roof. A few shades lighter, and it would look much better imo.
I did this combo also but didn’t show it. Mostly because the house across the street is this exact color combo. My husband also wasn’t as fond of this as the color iteration.
I think the darker version is richer and more sophisticated and blends beautifully with the surrounding trees. I don’t think the light porch posts in the pic above are the best complement to the roofline/window trim, and the stone seems an afterthought. At least it should reappear to cover the exposed stem wall on either side of the garage opening (as shown in some of the smaller pics).
I don’t think the lighter green is the problem exactly. It’s the overall composition that doesn’t compete well with your first example (which I think is drop-dead gorgeous).
BTW, I like the white/modern farmhouse example, but I look at that as a trend that may not age well. The olive green/black is classic, “rustic elegance.”

Has anyone used Wet It and Forget It with success?
We used it years ago on a wood deck with mixed results. It was also in a more shady area and maybe that didn’t help.
I want something to clean out concrete on our patio and around the pool that is (I don’t know exactly what to call it….stamped? But not really?) that has some texture and little dips/crevices in it. It is more sunny in this area (though not full sun).
Wet It is suppose to be ok to use around pools. I know that it works over a period of time. I thought we could power wash but H says no - either because he is worried that will damage the concrete or because he doesn’t want to haul the power washer out and use it.
(huge regret of mine is that he insisted on getting this HUGE gas power washer that is such a hassle to get our and started and it’s a process I can’t do myself- I wish I just had a simple one!)
Anyway, any comments appreciated.

This last color reminds me of US Forest service buildings.
It’s a great tool. For work we have had to choose paint colors for several houses and it’s a struggle to find the right color and shade.
I haven’t heard of that product but I’d be interested in hearing if it works. I have a lot of colored concrete that has a salt finish. Some areas have green growth and others just have dirt that has settled in the salt pockets. I power washed the walkway last fall (I can’t recall what I put in the power washer) it worked well but it was slow going. Also my walkway flows into my driveway which is large and long. Where I stopped there is a huge difference in color. Over time it is no longer noticeable but at first it was a contrast.
We have used wet and forget for years with success. We mostly have used it on stamped and lightly colored concrete and lots of pavers. Use a water tank type sprayer that you pressurize yourself. Had trouble applying it to tile roof- not a good way to apply it ourselves. The first year we used it the before and after was amazing. Now we just use it once, or occasionally twice, a year for upkeep. There is not a big before and after change anymore but we feel it keeps the surfaces nicer and cleaner.
