<p>I haven’t seen a picture of your Corian, but I agree with anxiousmom and cast another vote against removing it. If the vanity screams out 80s (or 70s) then you could stain it (check out Gel stain) or paint it to give it an updated look. Spend $50 for supplies, a little elbow grease, and you’re set.</p>

<p>I admit, your vanity idea isn’t my favorite either, though I do like the furniture look in a vanity. I don’t love Corian, but it’s easy to clean and boring. I don’t see why the next buyers can’t toss it out if they don’t like it. Now MY bathroom I understand renovating - it’s white formica the door is falling off the vanity and I have 1960s bubble gum pink tiles repaired with other pink tiles that don’t quite match.</p>

<p>The thing about the bathroom is that you’re going to spend $30,000 on it and get maybe $25,000 of that back. Let the realtor show your house by acknowledging that the bathrooms need to be updated, so no one focuses on them. I agree with what everyone else has said: Just declutter and make sure it’s sparkling clean.</p>

<p>No…I am going to spend 15,000…and I have to spend at least 7,000…Floors, lighting, knoocking down a partial wall…</p>

<p>One more vote AGAINST Corian or expensive improvements to bathroom (I consider $15,000 or more EXPENSIVE). Unless it’s cracked and hideous, I think buyer would probably be happy with new clean paint job, perhaps new light fixtures (they’re cheap). Would also not knock down any wall or partial wall, but that’s just me.</p>

<p>I would STRONGLY urge you to rethink spending a lot of money unless it REALLY screams out for it. Paint, cute curtains, new lighting, soap, soap dish, potpourri, even perhaps inexpensive new vinyl tile & steam cleaning any carpet maybe but NOT new corian or new vanity unless your existing one is hideous. The buyer(s) would probably like a lower price than you spending money on tastes that differ from what he/she/they would choose.</p>

<p>Jumping in on the bathroom thread here … from the buyer’s side. Looking at an adorable vacation home with a bathroom that “doesn’t meet code” for specific dimensions. In other words, it’s not just cramped in spots, the toilet space is 6" too narrow … and the shower is 6" too narrow in both dimensions to meet standard building codes. </p>

<p>Clearly something has to go – and that something would be the jacuzzi tub! How much of a price reduction would you expect to get from the buyer – because we will have to remodel the bath and it might get a bit tricky.</p>

<p>Well…wall is probably a poor choice of words…we are going to knock out a post, shelves…and raise the ceiling above the vanity…it is going to open up the bathroom…</p>

<p>People who have seen the cabinets say they have to go…</p>

<p>I’m not really happy about doing this work…but in a way…it’s like staging the house…maybe we will lose a few bucks…but it will sell faster…</p>

My wife has exactly the same kind of thing, I had to drive it myself in my car when we moved. The movers refused to take it.</p>

<p>I would urge you to consider doing all the inexpensive (non-destructive) work and then put it on the market. You’ll know immediately from feedback from other agents whether you need to do the bathroom or not. If you really do need to replace the vanity (you do know you can easily refinish corian?), you take the house off the market for a week and do it then.</p>

<p>OK…I think my $15,000 remodel… down from $30,000 in the master bath…might drop to less than $10,000…</p>

<p>I am going to refurbish my bathtub…and the sides of my shower instead of ripping those things up…Between the two of those …it will cost me about $1,000…</p>

<p>In another bathroom…I am thinking of just sealing the tile that is already on the bathroom walls…the little squares…instead of replacing those tiles…that will save me $2,000…of course…that won’t look as good…</p>

<p>A third realtor is coming to see my house this weekend.</p>

<p>And a painter is coming to give me an estimate to paint two bathrooms. Movin’ forward, movin’ forward . . . .</p>
