Wel...l my house is done....and ready to go...

<p>if it doesn’t sell…then the housing market is a lot worse than I think it is…</p>

<p>it is priced right…actually a little low…</p>

<p>I would show the pictures…but this is the internet …so I won’t…</p>

<p>so many people worked on my house…and in the end…everybody did a great job…</p>

<p>and the staqer…blows me away…and more importantly…blows people who understand what she is doing away…:)</p>

<p>and my wife…did a fantastic job…just a fantastic job…</p>

<p>My oldest daughter, who no longer lives with us, was sent the pictures of the house. She asked, “Is this really our house?” She didn’t even know which room used to be hers. lol</p>

<p>Congratulations dstark! Sounds like it was a huge undertaking and very successful. I watch HGTV sometimes and it really is amazing what a great stager can accomplish. Best wishes for a quick sale!</p>

<p>I had a second showing yesterday and just now, when I was coming home, found a couple admiring my house from the street. I chatted them up and learned they were considering what their kids’ walk to school would be from here. Further conversation revealed that they are my son’s landlords! I gave them a quick tour so we’ll see if anything comes of it.</p>

<p>Second what thumper says. I am enjoying living in a house that’s always pristine, though not so much that I’d keep it like this this if it weren’t for sale. It sounds like your changes were really incredible.</p>

<p>I can’t even figure out where dstark lives, other than NoCal! But yay, I’m so glad it is on the market and looking good! </p>

<p>Not to hijack your thread, but we seem to have abandoned the old one I followed so avidly… We met with our realtor today, in the final push to get our house listed. Sobering discussion about pricing, but he was very happy with the work we’ve done on the house. He figures the $10k we’ve spent in the past 2 months brings the selling price up $30k, so that was nice to hear. Unlike dstark, I can’t say I’m totally thrilled with everyone who has worked on the house. Gardeners, despite being told to respect the perennials, pulled up my entire perennial garden! If it was flowering, they left it - including the early weeds! But the dozens of pricey plants I put in last summer: gone! And the electrician, after being told by 2 people with authority, installed the wrong light fixture in a particular place in the kitchen. He didn’t think about the fact that someone might want to open cupboard doors! Happily, both problems will be remedied, but man, I really hate having to make those calls to complain.</p>

<p>dstark, I think you are selling at a great time. Real estate activity in our neighborhood has been intense in the last few months, with houses selling with multiple offers and above the asking price. One of our neighbors sold to a couple who knocked on the door and offered way above what she thought it was worth.</p>

I hated to complain too…but sometimes…people make mistakes…</p>

<p>dstark I might have missed this, but did you have a full inspection done? If so, how far ahead of time did your Realtor recommend doing it?</p>

<p>I was avidly following the original thread since I too am selling. I had an inspection done three weeks ago and he was a real picky inspector. I fixed most things that he pointed out. I had a brokers open house Tuesday (one broker is bringing a client Saturday) and the house goes on the market “officially” today (moves from temp status to active). I think I have priced it aggressively we shall see. Tomorrow the dog goes to the kennel and I am leaving for vacation. The great plan (lol) is to sell while I am away. Good luck to all selling and I will be very interested to hear how everything turns out.</p>

<p>As we have remodeled parts of the house over the last few months…the inspectors have already found plenty…</p>

<p>California has passed quite a few new regulations for 2011…</p>

<p>Now… we not only have to hard wire smoke detectors…because people don’t replace their batteries in the smoke detectors…we have to put in and hard wire carbon monoxide detectors…just another $2500 to install both kind of detectors…</p>

<p>On the plus side…only one handrail is needed outside a house if the stairway has more than 4 steps and the top of the stairway to the bottom is more than 30".
Used to need one handrail for both sides of the stairs.</p>

<p>I think a final inspection should be done before the house goes on the market…gives the seller time to fix things…That was then plan when the initial timeline was set up…
We are not quite doing it that way…because we have had so many inspections already…and the house has taken on a life of its own…</p>

<p>My plans (I’m the one who started the other thread) are progressing but much more slowly than I would have liked. As I mentioned, DH has a health issue that we need to get sorted out, and I am also concerned about putting the house on the market when it’s not spring. So maybe we’ll spend the next eight months getting this ready, and then go for it. </p>

<p>Financially it makes so much sense that I’m kicking myself for not having done it years ago. (Like, at the peak??) And I’m really looking forward to something different.</p>
