Any tips for negotiating a lease?

<p>Greetings, I’ll be attending Arizona State U for the fall semester as a transfer student. I’m currently living outside the US which is making this process slightly more difficult. As a Native New Jersian I see myself living there for the summer, but so far my number 1 choice “only” offers 12 month leases. If I play my cards right do you think management would be willing to offer a 10 month lease? It looks like I’ll be able to fly to Tempe for three days to check things out. Been trying to work out a budget, I will be using the 9/11 gi bill and the BAH stipend is 1450 a month, but doesnt pay during holiday breaks. Any tips or suggestions would be highly appreciated, thank you.</p>

University House (formerly the Hub on Campus) 950 a month 12 month lease.(Hot tub and terrace view is poisoning my mind haha)
Vista Del Sol- 750 a month, haven’t heard anything yet about the length of their lease.
The Domain- 600, currently offering 10 month leases. (logical choice)</p>

<p>I don’t know about your college, but my experience with university area housing is that it’s often a 12 month lease and maybe you can sublet and maybe not.</p>

<p>Are you asking if a normally 12 month lease of an on campus apartment will be reduced to 10 for YOU…my guess would be no. And if it is an on campus apartment, you probably cannot sublet.</p>

<p>I believe all of the apartments are privatley owned. @Boysx3, that would work, but isn’t to feasable as I would like to visit family during the break. The only thing else I would like to get waived would be the application fee lol. I’d much rather rent a house vice an apartment, but I dont think I get the same student community feel.</p>

<p>I’m not in a college area, but I can answer as a LL. I see you understand you, as the prospective tenant, are desiring something out of the ordinary. You want the LL to bend to your desires, rather than accept a more standard practice. Nothing wrong with that, but sometimes there can be additional costs to make it happen.</p>

<p>If a fellow wanted a 10 month lease from me instead of a 12, I’d be hesitant. I’d feel it likely would be difficult for me to find a replacement willing to stay only 2 months, during “off-season”. Or, I’d need another lessee to come in at the end of the ten willing to stay 14 months, or I might lose out on the 2 months, waiting for a renter the “peak-season”.
If I were willing to consider that possibility, I’d want more in the first 10. “More” could be higher rent, or higher sec dep., or some other condition that benefitted me.</p>

<p>If rent was $1000 month(for example) for 12 months, then a guy offering me $1000 a month for 10 months probably would not sway me, suspecting I’d have a hard time getting a replacement for the 2 months not occupied. The promise of money later is hard for a LL to accept because of the nature of renters. Cash in hand speaks much louder.</p>
