<p>Hi- I am so overwhelmed and hoping someone can help me. My D Has decided to live alone in midtown Atlanta so she can be within walking distance of her job and avoid commuting. Her work is on 14th street a couple of blocks from Piedmont Park. She has looked at an apt called 77 12th which is pricey and doesn’t have availability. She is planning to look at Windsor at Midtown which is more reasonable and has some availability. Here is the hitch. Everything is now rated online and it seems that every apartment has so many problems. Apparently Windsor at Midtown had mold in 2007 and 77 12th has issues with the elevators and huge rent increases. She has looked some in Buckhead, but hopes to avoid a commute and to walk to work. Given that she will live alone safety is critical. I have found the apt realtors that rent condos to be completely unresponsive. Does anyone have any experience in this area and can offer us some advice. I know that I could help someone easily in the Boston area as I understand all of the nuances. But here, I am at a complete loss. I would appreciate any help what-so ever. CC is my last resort! I am so frustrated!</p>

<p>Not walking distance to 14th St, but midtown buses operate in that area.</p>
<p>Unless things are better, Atlantic station, while pretty, has safety issues a while back (might be a few years by now). Midtown is pretty safe. Might be better off rending/subletting a condo. Tell her to stay on the peachtree side of I-75- not to go over to the Ga Tech side.</p>
<p>The Atlanta Station apartments look amazing, but she is concerned about the location. This might be better for her after she has a year of city living under her belt. We’ve been looking for condo options, but I can’t find a helpful realtor. One bedrooms are a bit tricky to find. Are you familiar with Windsor at Midtown? Would you recommend that location? <p>Sorry- not familiar with that particular property. Many of the young professionals live in the Inman Park/Virginia Highlands area. Thats not walkable to midtown, but its a very hot area. She could bike on the Beltline to midtown. <a href=“http://beltline.org/”>http://beltline.org/</a>

<p>or take the subway from the Inman Park stop (which will require a several block walk to the station) to Midtown.
If she lived in the Buckhead/Lenox area she could also take Marta to the Midtown station. </p>

<p>My daughter lived in a post property (near Emory) for years and loved it. I highly recommend it, at least for a year, so she can get a feel for the area…. There are several around Atlanta. While she is renting that first year, maybe she can look around for something more permanent.</p>

<p>We have received a lot of strong recommendations for Post properties. She doesn’t want to live by Emory and really wants to live as close as possible to work. She has free parking in her office building and could drive, but hopes to avoid a long commute. Is the Virginia Highlands/ Inman Park area close to midtown? Can anyone recommend a good realtor for the midtown area?</p>

<p>What budget does your daughter have?</p>
<p>Hoping to stay under $1500. She plans to spend too much her first year until she has a good sense of the city and her job. At that time, she will know the midtown area better. Safety is her number one concern. The apartment can be a studio.</p>

<p>Have her look at 1280 West. I had friends that lived there years ago (was Club Towers then) and it was a nice, safe building with good amenities. They are condo’s now but has a management company that handle leasing. Sorry, can’t link but they do have a website. It is in walking distance of where she wants to be.</p>
<p>I don’t have any recommendations except to say DH has co workers that live in midtown and bike to work. He works by Georgia Tech so even if she is a little too far away to walk I agree that biking is a possibility. </p>
<p>You may be frustrated, but you are hitting one of the reasons that many (most) employees commute to downtown. Safe housing in any downtown is usually quite expensive. Why won’t she commute? My kid does not own a car in her city of choice, but takes the bus a lot (they have a subway system, she uses that as well, but bus is more common for her). She doesn’t live right in the city center because it is too expensive.</p>
<p>Post Parkside is out because of the many negative reviews at apt reviews.</p>
<p>intparent- For the most part, Atlanta has an extremely poor public transportation. For her schedule, she will need to commute by car. She is trying to avoid this by finding an apartment near her work. This will save both time and transportation (gas) costs. It seems like there aren’t a lot of options in the midtown area for studios or one bedrooms. My sense is there is a lot of construction going on to meet this demand. I can understand why she doesn’t want to commute at a minimum of 45 minutes per day by car in bumper-to-bumper traffic. Many of her friends working in midtown are commuting from Buckhead. She doesn’t want to do this. It is also complicated by the fact that she prefers to live alone and/or has a higher budget than her friends. I think she could get a very nice two bedroom for $3,000, but doesn’t really want a roommate.</p>
<p>It seems that Windsor is her best option so far. She will take a look mid next week. The mgmt says she can’t see the apt and there isn’t a model. I’ve never heard of this. One can see everything in the Boston area even if there is a current tenant.</p>
<p>Another option is to take a 4 month lease in Buckhead and continue to look. I am really surprised the Atlanta market in midtown is as poor as it is.</p>
<p>Midtown, especially in the area she is looking, is mostly condos and houses. Fewer apartments, other than old converted houses. Has she looked at, dare I suggest, Craigslist? And there are always going to be complaints online. The post properties are generally very well managed properties. Here are 136 reviews. <p>jym- thank you for all your help. we have heard really great things about the Post properties. she has looked on craigslist, but it is a bit overwhelming. are you familiar with Post gardens? one option would be to rent there for four months and commute. her understanding is the commute is quite horrible. thanks!</p>
