I think I can use about $850 to configure the hall bath vanity. Maybe another $100 for stuff for the kitchen. And maybe the curtain rods and curtains for the bedrooms. And maybe some lighting.

I’ve seen that Sputnik light, but it just doesn’t look that great in real life. Looks too plasticky / acrylic

I love love love my floating vanities. It really does make the bathrooms look bigger.

Love that sputnik on sale. But its a flushmount and I have the sloped ceilings that need a hanging light to drop straight. I need two small flush mounts for hall bath because I didn’t want to re-route the wiring to vanity walls. But this one is too large for the bath ceiling

Cabinets arrived today and we are building the kitchen for the rest of the week!!

And I’ve been contacted by two potential buyers that want to come through this week. It’s probably not a good idea because our kitchen won’t look great this week.

I was flipping through the tv channels last night and I watched a couple of episodes of Flipping Palm Springs (not sure of exact name of the show). I had never seen it before and I thought of Coralbrook as they put a floating vanity in. It was interesting to watch in light of the mid century modern theme of this flip.

Yes, Palm Springs is the center of MCM out here, with lots of wild pops of color. They always seem to paint the house body white and breeze block white with a wild color front door.

I’m leaning towards painting the breeze block a dark color so it has good contrast against the house

cb, my advice is to stall the two people who want to look at the house. Tell them you’ll let them come in first when the house in finally ready. You don’t want one of them to make you an offer contingent on your doing X, Y, or Z. You’ve been in that situation before.

Finish the house the way you plan to and then let these people see it, the day before the Open House.

My agent is on a mission to sell the house before it has to go to market. The reason is we cannot find anyone that has staging inventory appropriate to the house. She is really worried about how we are going to stage

Are you thinking of a full-out MCM look?

I would think that maybe that not only isn’t necessary, but might not be a good idea, since not many people have a houseful of that kind of furniture, and they might be intimidated and think none of their stuff would work at all.

Or maybe not. I admit that I have never understood people who have little visual imagination and need staging to see how a house would work. I can look past anything! And the houses we have bought are a testament to that. :smiley:

Selling without having to list and stage certainly saves money and carrying costs. It’s doubtful buyers in this house’s area are going to be looking for authentic MCM decor like they would in Palm Springs. It seems like clean contemporary furniture lines and a few period accent pieces should work. Is your agent concerned that local staging companies don’t have that style of inventory?

Your agent has expertise that you don’t, but don’t let her pressure you into a decision you’ll regret. And I think you would regret showing the house at this stage to two prospective buyers. You need to control the design and the construction process until it’s done.

My agent is coming by at the end of the day today and she has to decide if she wants them in the house this weekend

i see NO reason to be forced into showing the house until it is finished.
the chances that buyers must see it filled with ONLY MCM furnishings , in order to visualize it better, is remote, imho.
I’ll bet it can be sold unstaged.
best to listen to Marilyn and others and tell your agent to cool her jets.

In a couple of weeks those buyers may have found something else. When a fish is nibbling at the bait you don’t pull the hook away so you can catch them later with a better looking worm.

There is zero harm letting them see the place as long as their expectations are set, and you have a strong idea what price the house will list for.

Well…you already had the experience with those folks who were so sure they wanted to buy this house…that you changed your plans for the laundry room…and they backed out.

I’d wait to have showings until you really are ready to sell.
