Front door looks great. I love how the green trees and blue skies are reflected in the glass and complement the door color. And the vanity does look just right with the tiles.
Staging
Scramble decision on staging. We are going to stage ourselves. We have access to some couches, outdoor furniture, etc through various means. Going to have to find large art and some area rugs
What this really means is I get to run around with my truck and haul stuff. Not exactly in my schedule right now

The staging of the living room at the Del Monte hilltop house was my absolute favorite. I have never seen such beautiful staging. >>>>>>>>

Everything’s looking just lovely. Front door color – you nailed it! I was worried the original teal swatch under consideration for the kitchen accent wall was too vivid. The softer washed teal is very pretty; will be interesting to see how it looks on that wall, which is huge!
I’m glad you’ll be doing some staging (though sorry you’re the one who has to wrangle it and haul it!) Using more generic but clean-lined furniture may help the house speak to those who aren’t fans of MCM, while the true MCM fans will most likely be able to see that this house would be a great setting for their favorite pieces.
Well, as I predicted, and $60 dollars later for the paint…I hated the washed out teal. After giant swatches on the wall it looked like sage green!!! Did not look good. And for some reason it made the countertops look kind of yellowish. Back to square one.
After much thought, back to a white wall (with a little twist) and now we are going to do a huge art piece (has to be at least 5 ft wide rectangle shape) on the blank wall above the dining room area.

White is fine. I lived for 18 years with white walls (and many more years before that).

@coralbrook , GBC has a 40% off deal (they nearly always have some sort of discount) and many choices for 60" and 72" wide canvases and prints. Not sure if you’d prefer something abstract or something beachy. You can search by shape and color as well as style.
I really like the still life and the colorful sunrise among those choices.
The MCM thing @BunsenBurner posted was fun but only if the intended buyer was a MCM fan. My mother had something like that in the 50’s and if I saw that in a house…I would think it was dated.
My opinion…you want to choose something that is sort of ageless so prospective buyers can see the house as a blank slate all their own. The reality is…the prospective buy might not furnish this MCM at all.
I still don’t understand where the dining area is. Could someone explain it to me?

My niece works for an interior designer that has the contracts with big developers for their model homes (what a fun job!). They just finished a big job out in Palm Springs and the model homes are decorated MCM. So, I looked through that for inspiration and noted that they kept all the walls plain white and went overboard with big art. It really does the trick. Here’s a link to the model homes

So the first thing I did was call around to places in San Diego that rent art. I discovered that the rate to ‘rent’ a piece of art from a gallery is 10% of the price of the art. The pieces in the galleries were running $2,500 to $7,500 for a large piece. That means I could pay anywhere from $250 to $750 to get a piece for a month. Threw that out as a solution.
Then we went through IKEA website and there was only one possibility. This would be good because it can be returned. I’m also going to go through Home Goods to pick up anything they might have for accent pieces.
My agent found a big sale on Overstock (I’m hesitant because I don’t think it will all arrive on time). She went to town ordering up a bunch of stuff, limited to what could be delivered by Wednesday. She set her budget at $2,000 for the staging (which she will pay) and she spent about $1,500 on Overstock

SCHEDULE
So, we are under the gun now. Staging comes in on Wednesday, obviously in pieces and parts from various locations, including shipped pieces that have to be assembled.
Photos scheduled for Thursday afternoon. Agent is going to do a 3D walkthrough, daytime photos and twilight photos to highlight the views.
Here is what HAS to get done for photos
Put all the closet door tracks back onto new floors and install closet doors
Wash all windows really good
Front landscaping (still waiting for 11 more reed plants that I ordered to arrive)
Paint epoxy front courtyard floor
Install kitchen under cabinet lighting
Install a trim piece in kitchen
All the baseboards!!!
Install bath mirrors
Clear weeds off the top of the hillside (which could end up in photos)
Mulch and gravel several areas in back yard
AND A LOT OF CLEANING
I like the art that Silpat posted, it is similar to the items we are looking at. However, the prices are a bit too high and possibility of arriving by Wednesday are slim.
From this point on we are going to have to work the local stores to ensure we have the stuff by Wednesday.
Couches, beds and some other things are coming from our houses
