Dining room set may become a present for my D who just moved into her first launch apartment for her first big real job! I’m so excited for her. She scored a job at the Sundance Institute (Sundance Film Festival) in their HQ in LA. She moved home to be with her Dad in his last 6 months and she got the first job she interviewed for to move on with her life. She is living in a horrid time capsule apartment near UCLA with some grad students, covered with wood paneling everywhere, and it will fit right in!

Here’s something funny we discovered a couple of weeks ago. When I was cleaning out the new bathtub in the Hall Bath I noticed that extremely hot water was coming out when I turned the valve to Cold. Took awhile to realize that the pipes must have gotten crossed up during the plumbing of the valve. Of course my lead kept pointing out that the tile guy was the one who set the valve into the wall:) He gets really defensive about these things.

He wanted to fix it right away, but I told him we needed to concentrate on everything for photos and Open House. Noone is going to notice that issue. But now, we have home inspection on Friday. Luckily he only needs to get into the attic area above the hall bath (Thank God it’s not the flat roof area!!!) and cut the lines, bleed the water, and switch the pipes down into the wall.

Happens often, apparently. :slight_smile: We discovered the same issue in House1, but the builder quickly fixed it.

More buyers coming through this morning with agents. We have not marked Pending yet in MLS because we are waiting for official loan preapproval to make sure we have a solid buyer

Well, that’s good. If the deal you think you have goes south, you’ll be ready with Buyer Number 2. Or 3. Or 4.

Geez, two more showings scheduled for this evening. These people have missed the boat:)

We’ll…maybe not missed the boat…it’s not over until it is over.

But I am rooting for the first offer folks…because they were there…and they really want the place.

coralbrook made it look so easy! The rest of us know how really good coralbrook is at what she does and the fantastic crew she has!

A lot of open houses in my area now say they won’t accept or present offers until the following Tuesday or Wednesday, so that people who couldn’t make the open house or need more than a few hours to pull together an offer have a chance.

It increases the chances of a bidding war.

Here MLS has a special box “offer review date”.

I’m a firm believer in selling the house to the buyers who want it bad and are in love with everything about the house. It makes it so much easier in the long run. Several times I have chosen a slightly lower offer because the buyers were the right fit for the house and they ‘got it’ about the history or design. I really don’t want to deal with buyers who are going to squabble over every little detail during inspection. Had a serious case of that before and the guy ended up being nuts, the stalking crazy guy I had.

My competition will just go for the highest offer.

Where do you draw the line? $5k? $10k?

There’s a lot of debate in my area about “buyer love letters” (where the potential buyer writes a nice letter to the seller about how wonderful the house is and how it is perfect for their family blah blah) and whether they actually make a difference in who the seller picks.

Those letters probably don’t make much difference, but we definitely paid attention to who our buyers would be. We were glad that a young couple made an offer. We even gave a carpet allowance to our buyers because we liked the family. At first, it looked like a single guy made an offer. Mr. B thought the guy was just like the buyer of our very first home - trying to attract a mate. :slight_smile: We googled the guy and found some social media photos where he was pictured with two cute kids. Also, his offer was contingent on the pending sale of their house, so we looked up that listing, which definitely was a young family’s home. It was puzzling a bit why he was trying to buy the home as his separate property, but some people have their reasons. Then it turned out that the wife was simply out of the country, and it would have been hard for her to sign the documents going back and forth. When the time was to sign the deed over, we were happy to see that it was to “X and Y, husband and wife.” :slight_smile: We met the kids, too, and they were cute. They were somewhat disappointed that the basket with plushies was gone from the playroom… so we brought it back before locking the house up for the last time. :slight_smile:

Backup Offer!

I have a backup offer arrived this morning, from the buyers who went through yesterday with their agent. Here is what she wrote:


Buyers fell absolutely IN LOVE with the house. The view and location is one thing, but the details and finishes that seller put in the property is nothing like a flip. We wished that we saw it before today. However, buyers felt that a back up offer will show the seller that they did an amazing job and would reflect their interest.


I am so grateful for the fabulous feedback from everyone that has gone through the house. The offer is pretty much the same as the current contract, so I think we will sign and have an official backup in place in case something goes terribly wrong with the home inspection (cross my fingers) or the current buyer cannot get their loan.

CB, your house is not a flip for sure - it is a masterpiece of restoration. So glad you replaced the caged windows! :slight_smile:

Today we are madly trying to fix sprinklers before the inspection, haul away another dang pile of dirt and clean up the roof. The beautiful tree in back yard unfortunately blows red bottle brush all over the place. Yesterday we had to put a pressure regulator on an incoming water pipe because we discovered 100psi pressure coming into garage area. It’s supposed to be 60!!

We found several geysers and wayward sprinklers when we finally turned them on yesterday. Pipes broken during planting or construction. We capped off over 10 sprinklers that were set right next to the house/foundation. I don’t want any water next to the house due to previous issues
