Flip #7 Mid Century Modern Mold

I have watched all of CB’s flips here…and this one is far and away my favorite! I just love the clean lines. I’m not a MCM fan, so if I bought it, I’d want to buys some of the furniture too…like that NICE DR table and chairs.

Hope Keith’s article gets you a continuing stream of business!

The master bath cabinets are an unusual (for cabinetry) turquoise grey color that is very pretty in real life

Here is a better view of cabinet color

You haven’t even had time to worry about getting offers or that you priced too high or anything.

Turquoise grey sounds like it could be a lovely color. It sounds like it lightens and brightens the grey.

In contract. 3 week escrow. Home Inspection on Friday. Yikes!!! we better get to work fixing a bunch of stuff that we know about but put off until after the Open House.

Contingent on Loan Approval and Home Inspection. Hopefully everything will go smoothly. But, I am the one behind the 8 ball and need to get moving to get through termite inspection and the home inspection.

@busyparent
It’s interesting that you ask about the original buyer. My agent reached out to her to let her know that we were having an Open House if she would like to come look. She replied that they had bought a house down the street (I know which one) and “there were too many problems” with my property.

This is the house they bought. Somehow they bought this without having to sell their house first. I think they did 10% down and a large loan. And, it needs a ton of work. Right now the house has plywood covering windows and I don’t see too many workers there getting things done to move in. They paid $675k. I think she just wanted to buy a fixer upper and do it herself. Wait until she goes way over budget

Wow—such a fast sale! That smart, motivated family knew good work when they saw it!

Congrats on getting under agreement so fast! You must have underpriced it!

No kitchen or bath pics in the listing… now what could that tell us??? And what could be hiding under all that carpet.

The pool looks nice though. The ravine in the back would worry me a bit if it rains.

How exciting! Good luck with the inspections and all the tasks you need to complete.

Let them kick their own behinds!

Fabulous news, CB. My fingers are crossed for a smooth sales process.

Really…this house is a gem. They are so lucky.

Sounds like a win/win—good price for great work! Congrats! I’m so happy for everyone involved.

I just looked at that other house…ewwww that carpet. Looks like it was wet.

How much $$$$ will it take to fix that place up? The only nice thing I saw…was the pool.

Congrats @coralbrook on going into escrow. I knew this beautiful transformation was going to sell quickly!

Your photos are fantastic, your agent could teach classes. The staging was perfect. Congrats on another huge win.

I really think the staging was the key. I don’t think an empty house would have photographed well. Note that fabulous entry shot with the art and colorful furniture in the background. We all really scrambled on getting it done and we have even more work ahead of us getting it all unassembled, back on trucks, and hauled out of there.

My agent’s point was correct. She really didn’t think there was a company out there that had the inventory to make it pop

sort of late to the party on this flip; LOVE the pix - but can you tell me how you got the staging furniture? so cool!

Couches and chairs borrowed from my agent’s assistant’s house, my house and another house. Dining table, bed frame and art ordered over the Internet really cheap (some to be returned). Accessories and pillows from our houses. Art and coffee tables from Home Goods and IKEA. In the end, Home Goods had our favorite pieces locally and Overstock had best prices for the things online

Our biggest score was the totally cool $500 solid wood dining set from Overstock. One of us is going to keep that. White kitchen table from IKEA. I think the total cost was $2,500 purchases and 2 1/2 days times 3 people scrambling. Not to mention the $150 I’m going to pay for U Hauls and about 8 labor hours of my crew. I think we will be returning about $1,500 of that if we get enough energy to box it up and return it!!
