Note on offer… they ended up having to hold off on writing an offer because they wanted to be absolutely sure they can get the loan. They own another house in La Mesa that they are living in right now and they want to purchase without a sale contingency on their existing house. So, they are tight on qualifying for a loan. My agent is fabulous and already connected them with her mortgage broker (who, by the way, helped at the Open House yesterday) who is working on Sunday crunching numbers and reviewing their tax returns. We should know by the end of the day today.
Time to share our thought process on the pricing of the house and what the competition looks like. At first I felt the pricing should be $799k, but we received a huge gift. The house just below my property sold for $855k in 2 days! All Cash!!! Here are the comparables of what recently sold in the price range with 4 bedrooms

This is the most exact comparable. Very small yard, really only has views from one room upstairs because of the hedge. One more bathroom.

The next thing I like to look at is what is for sale right now in the price range so I know what buyers are looking at when touring homes in the price range. One of our advantages is that we are near the main high school in the area

CB, it sounds like SD is becoming less affordable, and bidding wars are moving outwards (which is what is happening here in my neck of the wooods now - prices in the city stalled while home prices in the outskirts are still growing).
Everyone that I have ever worked with already knows my work. They are usually clients of my agents and she shows them photos of prior projects, or brings them over to current projects. They can then call other clients that i have done work for.
The only job we did outside of my agent’s circle is the CC remodel. They came over to a project that I was doing for my agent’s parents to look around at the work. So, at this point, I am not desperate to have a portfolio because I can just refer people to old real estate listings that have the photos.
The Open House today was packed. There was a lot of people coming solely to look at the Mid Century Modern. Not buyers, just architecture freaks. We even had the President of the La Mesa Historical Society combing through the house to see if he was going to add it to the La Mesa list. But we don’t qualify because the windows were changed from what were surely aluminum single pane windows.
But…no indication to my agent of any serious offers. One empty nester couple spent an hour measuring and trying to figure out where their furniture would go. This is always a good sign that someone was serious. They approached my agent to write up an offer contingent on the sale of their house. But they are using some cut rate agent that doesn’t even list in the MLS, so my agent does not think the offer is very strong.
And then we always have the couple who spend an hour in the house talking about what they would of done differently, spending oodles of time out in the yard trying to figure out where the pool would go. This is just their Sunday afternoon hobby. I guess they look for the best Open House advertised and go to get ideas or something.
I love the gladiolas. They bring out the teal accents. MCM isn’t my style, but this house is beautiful. I hope you get the huge profit you deserve for bringing it back to life.
Have received a written offer. It’s a great offer, but we still need to wait for the lender underwriter to review for their loan before we ink the deal.
Just finished a recap of the Open House with my agent, she was too busy meeting with the buyers on the offer up til now. I left the Open House at about 2 and she was still there until 5pm. She mentioned that a guy named Keith talked to her for a long time and brought a client from Palm Springs. He wanted to “write up” the house if we were going to have an Open House next weekend. I go “Keith, like in Keith from Modern Home???” Yes, how do you know him? He only has the most definitive website of all MCM historical homes in San Diego. Everyone uses his website for research and he writes a whole background and researches history on homes for sale. OMG!!! The master is going to write up my home!!
Anyway, he told her that we had done the very best we could to stay in the style. He says he sees a lot of homes that have conflicting interiors with traditional cabinetry, etc. he liked the choices. This is a guy that loves when everything is “original” in the home, including the dang toilets for heavens sakes. That made my day
Wow!!! Five stars times ten!!! Send Keith over to Seattle so he can give some kick in the pants to our local flippers. We poked around a MCM remodel today. Ugh!!! Yuck!!! Can’t unsee that sacrilege.
Yes, architect, wife and 3 kids. It’s funny. This is the target market I was going for and they finally showed up!! Evidently they came back to today’s Open House and the wife was wearing a beautiful dress same color as the master bath cabinets. She told my agent “it’s my favorite color”
What color are the master bath cabinets? It looks like a dark forest green? Glad the bidder loves that color. Hope they get the house as they obviously love it and appreciate all your hard work.

You are very creative but you know how to turn your creative ideas into reality. You take care of your workers, have a great relationship with your agent, and really seem to know your market.
