I love those lights, too. Hope he realizes that a living room light is much more of a statement maker than a toilet. Can’t go cheap on something that would be hard to replace later.

I had a nice small remodel update (just moving doors around and new stuff) which my friend couldn’t wait any longer for. She hired someone last week. My next project might be a kitchen gut job for a real estate agent who keeps coming to look at my projects and ‘will wait’ for our availability
Market still too soft to buy something although I was just contacted by someone with an off market deal for a condo in La Jolla in outstanding location. It’s $1.3 million but would fly off the shelf at $1.8 million after updates. Unfortunately, don’t have $1.3 million lying around:)

The owner has selected the living room chandelier and it should be arriving on Tuesday. I don’t even know the manufacturer, he just sent me a small picture of it. I loaded some new pictures to our group.
We finally finished all of the living room ceiling painting which took forever because it was 3 coats of primer and 3-4 coats of paint. We finally got some oil based primer and primed out the areas that were still bleeding through and then started painting again. Fireplace unit is installed! And our kitchen is almost installed. My carpenter insisted on building a mammoth island support structure under the island cabinets. We are trying to thread through the gas line for cooktop, 220 line for the oven and then we need two outlets for building code. However, we cannot figure out where to put the outlets because one end of the island will have a quartz waterfall (and an outlet would look stupid cut through the waterfall) and the other end will have a 12" overhang for seating. Owner is investigating pop up outlets, but that will take forever for him to decide.
We are finally moving into the fun part of the project where everything gets installed and is shiny and new!
All of the appliances (except back ordered cooktop) have arrived from the East Coast but they are sitting somewhere waiting for ‘local delivery’. Their tracking system is broken on their website and we cannot figure out where they are. As far as Plesser’s is concerned, they are ‘delivered’. They HAVE to get here by Tuesday morning because we need to install the dishwasher and oven before we put the plywood across the top of the countertop. It is far easier to install these items when you can get at them without crawling under the countertop.
We have a 12 inch overhang on our island, and the outlet is tucked underneath it…and has been VERY handy for things like crock pots, and the like…not that I think your lawyer will ever use a crock pot…but the next owner might!
Pictures look great. The LR chandelier is fine…but hope it is as large as it looks in the picture. Dying to know the price ?

I have learned this lesson before. Painting over stained wood is such a chore. The oil/shellac-based primer stinks to high heaven and will get you high, but sometimes its the only way.
Why do you need plywood on the top of the cabinets? What kind of countertops are you doing?

Did you consider pulling the cabinets 2" out from the wall to avoid the bump?
Is the space to the left of the sink going to be left open? The mounting bracket makes it look like something else will be installed there, but there isn’t much room in front of the other cabinets.

Interesting video on selecting lights in that Wayfair link. Room length plus room width in feet = diameter of light in inches. Who would have thought?

You can always make a wedge to attach to the ceiling to provide a level spot. Paint it white, you’ll never notice it.
It also says the bulbs are halogens - if it was my light, I would replace the halogens with LED bulbs. For $20-30 more you could have bulbs you won’t have to replace in this lifetime.
^^And if I were going to replace them, I’d do it before it’s installed!
