Flip This House #3

If you are broke, how can you pay the guys? on credit?

I am holding out the exact amount of cash I think I need to pay the guys. That cash is from one of those 0% APR balance transfers off a credit card (although you still have to pay a transaction fee). I just had them ‘balance transfer’ the cash into my bank account

Loaded a couple of photos… especially the magazines in bathroom !

Risky proposition! What if your estimate was wrong and need more for the guys?

So what is going to happen when prospective buyers discover this thread and original photos?

I think the kitchen photo looks awesome!!! No need for any other objects cluttering the counters.

The courtyard is picture -perfect as well!

Nothing will happen, the original photos are on MLS, when you search the address, all prior transactions will show up to a buyer and his agent. They will know the home was closed for $552K and who bought it, how much was the mortgage etc. They will know it is a flipper house in the disclosure.

They will be delighted by the transformation and a little sad about the living conditions of the prior owner.

Coralbrook, you’ve done a wonderful job on this house. Buyers will surely recognize the quality work that’s been done and should be reassured by the agent’s remarks about permits in the listing. The transformation is remarkable. I’m betting that after the broker caravan there will be quite a few agents returning with their buyers. Fingers crossed for a quick close at a price above list.

I finally had a chance to look at the listing. I’m not sure where she came up with ‘professional designer’. Geez, that must be someone else who came over while I wasn’t there. But I guess if you are doing this for a living (and get paid for it some time soon), then you are a ‘professional’

Too much public information is not always a good thing. There will be some people who see $552K and $925K and feel like you are being greedy and therefore have no interest. People are weird sometimes about money.

I remember way back when that the executor (or whatever he was) for the original owner was going to throw more of these kinds of deals your way because he liked your way of operating, or something. Did anything ever come of that? Did you ever hear from him again?

I have not heard from him for about 3 months. I’m planning to send him the photos of the transformation and remind him that ill be looking to buy something soon (after I get some sleep for a bit).

Just loaded a house nbr pick but I’m rather embarrassed about it. I was so busy I didn’t notice they are way too large. I think they look ridiculous at 8". But my carpenter was so snarly last night I just didn’t have the will power to make him “hold them up” for various decisions on where they should be placed.

Coralbrook, your house looks marvelous. You did a fantastic job.

I like the house numbers! The pics look fabulous. What a transformation. You deserve every penny.

Just looked through the virtual tour pictures on the listing and everything really looks stunning. The colors flow through the house and the blues carry through all the way out to the views, which show very nicely in the pictures. Often the views are washed out in listing pictures so your photographer did a very nice job.

The house numbers are a bit big but at least they can be clearly seen from the street!

I think the house looks wonderful, and I so appreciate the chance to see the transformation through your pictures. I wish you a speedy sale and a high sales price! Thanks so much for taking us along with you - it has been fascinating to see the final result, especially knowing (from your pictures) where you started. To be able to visualize the finished project AND have the expertise and tenacity to see it through AND have the thoughtfulness to consider every detail for the new buyers is so impressive. What a beautiful end result!

CB, the house looks absolutely beautiful. Here’s wishing a quick sale following a bidding war that results in a fabulous profit for you. You truly deserve it.

I like the house numbers. I don’t think they look too big.

I like the idea you mentioned in one of your picture captions of putting out a nice spread for the broker open house on the table in the courtyard. That means every single person will step onto the courtyard, which is perhaps one of the house’s best assets.

The professional photos have been loaded into the MLS Listing. I think the photographer did a fantastic job making the strips of water in the photos really pop. However, there’s probably a little Photo Shop involved there  I think they made them pop with a nice turquoise color. Note that the photographer added some flames in the fireplace also, which was a really nice touch.

I need to find a way to copy the photos into the Flickr group

From the photos I can see that my flower arrangements are not the right proportions in some places so I will probably be changing them around a bit before the Broker Open House. Need to move a low profile arrangement onto the dining room table.

Today we are still trying to build the deck. And, we are building our barn door. I’m designing the barn door to have the same beadboard/trim style as the front entry. I’m just hoping that the track hardware fits properly along the old beam that I installed in the hallway. Of course we haven’t even taken it out of the box yet to see if it is going to work!

I was able to locate the listing by searching realtor.com for San Diego and refining my search using the listing price. Not hard at all. If you don’t want to load the photos into the Flickr group, others can easily do the same. I agree that the professional photographer did a wonderful job.
