Am I reading something wrong? It looks like this has been on the market since August 1. Is that correct?

Also, it’s a different kind of house entirely…new in 2011.

ETA…I just got the pics via Redfin…says it has been listed for three hours. Was it listed in August…then taken off the market and relisted today?

You are correct… I didn’t notice that it was listed before on August 1 at $1,750,000. Then it expired yesterday and came back out on the market as a new listing at $1.5-$1.6mil. That’s why the other websites show it as maybe not for sale because it expired yesterday.

I would need to go visit it to figure out why it is not selling. I think the photos may be maximizing views that are probably really only some peek a boo views through trees from one room in the house or something

Realtor lists it as “new” - 1 day at $1.6M and that “seller will entertain offers between 1.5-1.6” Hmmm…

The 6th photo on the old listing on trulia (https://www.trulia.com/property/3240967805-3536-Lowell-St-San-Diego-CA-92106) has a nice view of the bridge and harbor from the deck, but it looks like it is pretty narrow - there’s a house blocking the left side and it looks like trees on the right. They are not nearly as expansive.

I don’t care for the giant stone surround around the cooktop. Don’t like the frosted glass in the bathroom either.

I do like the concrete treatment for the driveway in the 24th pic.

There is an anomaly between the realtor’s MLS system and the data that goes out to other websites. If a realtor sets up range pricing in the MLS, only the high nbr comes out to Zillow or Trulia. The only way to detect the range is if the realtor puts it in the textual description.

I do like the interior decor for the most part. But that house is filling most of the 7500 sq foot lot on that cul-de-sac. It’s so close to the neighbors - there’s one picture (Photo 8 on Trulia) where there’s a big wooden screen in front of a plate glass window because apparently it looks right into a fence and the neighbor’s wall. Other than the distant harbor view (which as noted does seem to be over a roof), the rest of the views are most likely mundane. Not at all like your open clifftop home where you can see for miles in so many directions.

Also the house is extremely close to the middle school playground and athletic fields - noise is bound to be an issue.

Frosted glass is an easy fix, but the stove surround is creepy and will be hard to change.

Finally logged into from a laptop and noticed that there are indeed power lines right next to the house (can be seen from that pea colored room).

Ahh, the lovely ping-ping-ping of the ball hitting the aluminum bat all day long…

Looks like the poles run along the back property line. The back yard is only like 20’ deep so it looks like they are right next to the house.

And if any of the neighbors up the street build up, kiss those views goodbye.

The possibility of losing views is probably what is slowing down the sale. Realtors representing buyers are very careful in Point Loma to point out the potential for views to be obstructed.

It seems as if the only room with a good view is the master bedroom. A lot of the rest of the house has a cave-like feel that I find unpleasant. Beautiful floors, but a few richly-colored Persian rugs would help a lot, IMHO. But that’s just staging.

Although the finishes in the house look expensive, I think your house is much more attractive. Like living in an aerie instead of a cave. :slight_smile:

^^Yes, the stove surround adds to the cave effect! Cooking on that nice stove would feel claustrophobic, IMO. There is no way to quickly move a pot or a pan off of it to the side! I like my stovetop accessible from at least 3 sides. :slight_smile:

New Comparable

This house just came onto the market and is very similar in original character. Still has original kitchen (well, maybe redone in the 70s or something) and original bathrooms. Gorgeous original character. Looks like they refinished the hardwood floors, but not much else. Smaller lot but superior location. Minimal views because it is on a flat part of the street, although surrounding homes have good views

I am going to view this house with my agent today so I will report back. It will be interesting to see if it sells fast with high asking price of $1,990,000

I’m going to watch this carefully because it gives my agent and I a good idea on whether there is a premium for the character and charm of the old home.

Love the stairs in that house, but not that kitchen!

I like the fireplace, although why is it asymmetrical? The passageway under the stairs is weirdly asymmetrical as well.

I really don’t like oak kitchen cabinets any more. The grain is just too garish, and screams “builder-grade” to me now. The $59 Home Depot ceiling fan and ugly fluorescent fixture aren’t doing the kitchen any favors.

That 1st bathroom is a hot mess of different styles - ugly wallpaper, white sink/toilet and grey tub, why are there two different wall tile colors (on the right side is changes from orange to pink), $15 fluorescent light fixture on the ceiling. Oy. And that second bathroom - green tile with pink sinks?

In that room off the kitchen with the ugly 4-bulb candle ceiling light (what is up with the red wiring?) it looks like there was some serious floor damage that they weren’t able to completely sand out. Something to watch for…

If that house goes for $2mil, cb is sitting on a gold mine.

It will interesting to hear how the house looks close up. My initial reactions: Straggly, missing, ill-placed and overgrown plantings in front destroy curb appeal, refinished floors are discordant shade and what is with that bright red shiny stuff?, living room looks barn-like, most other ceilings look low, cheesy-looking built-ins both new and old throughout, kitchen is functional, but FAR from what I’d expect for almost $2mil, same goes for bathrooms (you have to be REALLY into retro to like those, and the tile in the pink one looks mismatched), Decent view from one one window, uninspiring yard. Overall, house looks well-maintained, but judging by the remaining window treatment it’s a good thing they cleared it out!

It seems to me that they are asking what the house might sell for AFTER someone spent at least $125K–probably much more–on kitchen, bathrooms, and landscaping. For starters.

Why is the location superior?

The taxes are only $1600/year on an assessment of $143K. Wow. That means it would have been assessed in the $60K range in 1975, which seems shockingly low, even for 1975.

The new owner will pay, what, 15x that? Ouch.

You’d think they would have put a little more effort into showing the potential of that basement space - very much like your situation, I believe.

There certainly is a lot of original feel to the house - the staircase, arched doorways, built in cabinets and dressers, etc. I don’t think the fireplace is asymmetric, just skewed by the photography… I would not look at that house and think $2 million though. And it certainly wouldn’t appeal to families in its current condition; kitchen and baths need a major overhaul. And only two bathrooms is a drawback.

The price is probably a feeler because of the location, floor space, lot size and alley access, and vintage charm. It will be interesting to hear the actual condition of the house; no matter how well its been kept up it - possibly feeling its age. One site shows it was originally built in 1930, which makes sense considering the style. Another shows it was renovated in 1974, probably when the A/C was put in and the kitchens and baths “updated”.

I am surprised they didn’t stage it. Especially in that price range.

Don’t get or like the shiny red floor. From what I could see in the 25 photos, yours is far superior in nearly every aspect.

I like a lot of the original details of the house, but the kitchen and baths definitely need updated.
CB - it will be interesting to see how fast this one sales for and how much. Your place is going to be gorgeous when finished!
