That house is a very expensive “raw material” for a flip, IMO. The kitchen and the bathrooms need total makeovers. Me thinks $200K at the very least.
That red floor… I have no idea. Did someone spill a bucket of door paint there (hehehe) and decided to cover up the mishap by smearing the paint all over the floor?
The house is charming and could be gorgeous, but cb’s house will have all of the work done already. Will be interesting to see if there is interest at that price.
Isn’t the red floor actually giant tiles, which would be in character for the original period? In fact, that tile seems to extend out the French doors, down a few steps, and onto the patio. Also there’s one balcony shot that shows the house next door with similar outdoor tiles.
The surround is clearly asymmetric. The trim on the left side of the boat in the middle is below the boat, on the right side it is above the boat.
Maybe that was a trendy thing to in the 30’s when the house was built.
re the red cement floor - isn’t that a traditional mexican/spanish design element? Although that color is pretty loud… it could be the camera is juicing the color though.

The location is superior because it is south of Pt Loma Ave so it is in the Sunset Cliffs neighborhood which is coveted. My project is in Point Loma Heights neighborhood.
House kind of looks like a box from curb but nice interesting details such as arched front door. Interior and exterior freshly painted. Home has original windows which are charming wood but single pane. The dining area has hideous dark stained oak built ins that should be removed or painted. Dining area is huge and was obviously the room that had panoramic views and larger windows to capture the view. Some views still visible from certain angles in the room. BUT neighbor built up and now you look at a wall. Sound familiar??
Living room is charming but a little small. Hardwood floors are not as garishly shiny as the pictures display. Obviously just refinished. The room with red floors is an enclosed patio with newer cheesy aluminum windows and concrete floor. So the floor and outside patio are painted with concrete paint.
No powder room on first floor. You have to go through kitchen into a bedroom to get to the pink bathroom. The pink bathroom is huge!! Tile in good condition. Would have some original charm if wallpaper is torn off.
Kitchen is huge with large laundry room in back with small door to back yard. But in terrible condition. Back yard is small with very small detached garage in alley. Basement has pretty low ceilings, its spooky and 2 dehumidifiers running down there. (Note…we have never had humidity problems in our basement)
Staircase and iron work are really neat. Walk under staircase looks kind of odd but adds character. Upstairs there are 3 more bedrooms and a medium size office with a little roof deck. BUT only 1 hall bathroom with the green tile. Tile is nice if someone likes that style. It has an original art deco trim through it.
Master bedroom has views to ocean but small original windows.
In general a buyer is going to have to at least remodel kitchen, add powder room and possibly lose bedroom upstairs for an attached master bath.
My agent thinks they are priced too high and it will probably sell for $1.75mil. I’m giving it about $100k for superior neighborhood location. We will see!!
PS…personally don’t like the ship relief in fireplace. I cannot tell if it was added after original build. It could be original because the original inhabitants of Point Loma were sea captains and such. But my eyes were more drawn to the iron work and gorgeous original beams
Nothing materially exciting happening right now. Blocking for drywall and plumbing in valves for shower heads. Also shoring up decks for waterproofing.
Main priorities this week is to get shower built and plumbed for hot mop tomorrow. Get deck waterproofing company to show up so we can complete all exterior flashing, wrapping for inspection (this is biggest challenge because he keeps pushing me off). And get tile laid on laundry and bath floors.
Right now I’m having an issue with waiting for tile which is on some truck somewhere and is 2 days late which is pushing out tile guy. Need tile down because wood floors are getting laid next week.
The fireplace has an black metal insert which is probably some kind of old gas heater thing. There was one in the old North Park house that I remodeled. We took it out
I agree. Curtains off. And if you are going to pay for a big paint job…take off the wall paper. But I don’t think this house is going to appeal to the buyers who want turn key anyway.
The listing agent is really old school with a small dusty office near the wooded area. Sale is from an estate. I can just imagine what it took to get decades of stuff cleared out of house and basement.
Normal commission in area is 5% with 2 1/2% to buyer’s agent. Ten years ago it was 6% standard commission. This guy is offering 3% to buying agent. I am just surmising that he convinced sellers of high list price but insisted on 6% commission. It will be interesting to see if agents are steering their buyers to the property to get higher commission
For 3% commission he should stage. But I don’t think staging was the norm when this guy last sold a house:)
I have loaded up some pictures I took today. The most exciting picture is that a small sample of the floor tile arrived and I was able to play around with it.
I realize it is not everyone’s taste, but patterned floor tile is the latest thing, especially for vintage style homes. It’s probably one of those things where people will say 5 years from now “What were they thinking?”. But I have to go with the trends for the Wow factor.
The tile is a much more beautiful color than the website photos. It’s a deeper grey/blue in very muted tones. Background is creamy, not white. I really love it and I hope it doesn’t overwhelm everything else. It’s going to go into the laundry room with white cabinetry. I still haven’t decided what the bathtub surround will be yet. I need to get some larger pieces of tile (hopefully it will all arrive tomorrow) to make final decision. But, it looks really good next to the textured linen 12 x 24 but I am hesitant to put 12x24 around bathtub. However, it will have minimal grout which might be a nice feature for a kid’s bathtub.
Haven’t decided what vanities to purchase. Glad I didn’t go out and get white vanities because the tile is more creamy and white vanities might not have looked good. Toilets and bathtub are white so I need to be careful with the vanity color
Today I had a visit from a major investor who has never even come to the property yet because he travels a lot. I had to try to send him instructions. Everyone has a hard time finding the place so I went out front and took a picture “You are looking for this!” I kind of liked the picture so I loaded it up to Flickr also
Love the patterned tile, but I still don’t like the linen tile for this house. I’d go with subway tile.
Actually, FWIW, I love subway tile in general and dislike the other style of tile in general. But as a vintage house lover I may be your target market!
