Glad you’re returning the living room cabinets. I think that was a good call.
Hope all of your workers are healthy again soon.
I think an oval mirror in the powder room would nicely echo the curves of the vanity.
Picked up all the tile for the master bathroom today. Tile guy starts tomorrow but there’s probably going to be an issue because the drywall guys aren’t done with final texture and sanding upstairs. Someone is going to get upset probably trying to work on top of each other.
When I arrived at project I was very surprised to see stucco team doing final white coat on the house. He kept insisting that base coat had to dry for 10 days and we couldn’t start up until Friday. My goal is to get rid of the expensive scaffold as soon as possible. He has a big job starting end of the week and he knew I would be really upset if I got pushed out 2 weeks. We are going to be done by Tuesday’
Roof going on next week and then we will quickly clean the windows and pull out scaffolding.
Agree with returning the cabinets, though your reasoning at the outset made sense to me. Maybe someone would like to make a cozy spot in the corner for reading, or would want to flank the fireplace with benches that could be pulled out for extra seating when needed. The fireplace wall is such a beautiful focal point. Aside from the views, it’s probably my favorite aspect of the house to date. I’d leave it open and uncluttered for buyers to implement their own vision. Without cabinets it will also seem more spacious.
How exciting that the stucco is almost done and you’ll be able to remove the scaffolding shortly! It’s obvious that you value the skilled tradesmen who work on your projects, treat them with respect, and pay them fairly; and equally obvious that they value their relationships with you and recognize that you are an exceptional employer (aside from the jailed painter familial fiasco!)
Thanks so much for continuing to keep us updated during this very exciting phase.
While standing around the house yesterday I realized that washing the top floor windows on this house is a nightmare. So, I am going to get the guys on the scaffold cleaning windows, even though it is about 3 weeks early. It’s just going to be easier and I don’t want to deal with it later. Our windows on the main floor are a disaster from the landscaping, sanding, painting and stucco work. some of the windows on the west side are still going to require a very tall ladder to get cleaned up
Our hotel room in Las Vegas had remote controlled drapes that were operated from a control by the bed. Thought of your master bedroom!
I also kept an eye out for attractive bathroom floors but everything was very marble intensive.
Today is a really busy day and we are getting a lot done.
Stucco guys working on final white coat. I don’t think they will get done until Wednesday because there are a lot if details. He went ahead and stuccoed the big wall along the driveway also
Drywall guys are doing 2nd coat of mud after sanding. Final texture will go on tomorrow and tgey will do final sanding Wednesday
I postponed tile guy one day because too much mud and sanding going on in bathroom
New painter started today and back bedroom already primed and paint this afternoon and he’s in garage painting up the damaged doors
My carpenter is working on the big deck. I want it done asap because the glass railing guy needs to take measurements to start ordering the tempered glass
Boss of drywall crew is here because he needs to do extra careful job on the stove vent mud and texture
The other carpenter who had gall bladder surgery showed up and he and helper are installing the pantry cabinets because countertops going in tomorrow!!!
Another guy patching some things in powder room. After drywall was complete I realized we had forgotten to put an exhaust fan in. Ooops!! So had to cut a big hole in ceiling for electrician to get a fan installed. Patching it up for paint touchup.
Another guy is scrubbing the entire ceiling and beams in living room. Boy were they dirty:)
We have used a windex product to “wash” the windows. It attaches to a hose and does a decent job. I don’t love it, I think the windows get dirty again quickly, but it does the job in a pinch. The windows look great for several days, then seem to collect dust. I buy it at Ace Hardware, although I’m sure it’s available other places. For this house, it might be great if you need to rewash the windows.
Don’t any of those windows tilt in for easy cleaning?
We can pull out the sashes but I don’t think tilt in works for sliders. In fact I haven’t seen tilt in around here much. I’m guessing its some kind of pivot mechanism that is special order on a window? In all the years I’ve sat with the window salesman ordering stuff I’ve never been asked if I want that feature. Wonder why? If they had asked I might have thought of it for the top story
We still have an extendable pole window washer with sponge on one side and squeegee on the other.
I’m thinking that if a buyer can afford a $1.6 million house, they can afford to get their windows washed once a year…inside and out.
For double-hungs, I don’t think I’ve seen a modern (last 10 years at least, maybe longer) window that doesn’t have tilt-in sashes built in, no special order required.
For casements, there is usually enough room when all the way open to get to the outside glass, although you have to take the screens out.
For sliders, the ones I’ve seen let you lift the sliding sash(es) out, then you clean everything, and then put the sashes back in. Large windows can be heavy, but that shouldn’t be a problem for your crew.
What brand of window did you install?
We had sliders that lifted out, just as described above. Both sides would lift out since both sides could slide.
Been gone quite awhile and would love to catch up. Can someone remind me where the photos are posted?
The island is on sale for $1524 and in-stock!
Oh dang… so so tempting
And it says Only 2 Left!!! I’ll talk to my agent, but I really don’t know if I can afford it right now. It has a blue soapstone top and I just don’t really know what shade of blue it would be???
Agent dropped by today and we made these decisions:
Finalized the tile selections for master bathroom and ready to tile up tomorrow. I keep forgetting to take a picture of the entire pallette. Or maybe I already did
Have not decided on bathroom vanity yet because I haven’t found kitchen cabinets readily available that are in the right shade of creamy grey. Light grey cabinets look ‘blue’ against the tan/black/grey pallette
She is in love with the powder room vanity. She said that she was hesitant when she saw the photo of the top but the top looks much better in real life. She wants me to paint a soft grey color or something on walls to make the white top pop out. That could get into quite a ‘paint sample all over walls’ dilemna because I am very fussy about colors
The sliders come out, but the fixed panel would have to be washed hanging out the open window. Double hung windows are very rare in Southern California unless you have the original single pane wood windows on a house. So, they don’t come out or tilt out. The windows that are going to be really hard to clean are the fixed grid windows at the top of the staircase above the roof. Good luck with those

I don’t think I am supposed to post the link anymore. I sent it to you in a PM message
I found some cut pieces of baseboard lying around in the back of Home Depot so they gave them to me for free. I have them stacked up in the living room. I think my agent and I decided that the highest possible the better. BUT, no intricate fussy design in the baseboards because it will draw the eye down and there is so much detail in the house. We don’t want the baseboards distracting from the ceilings and details.
Unfortunately, when selling a house that has no furniture or minimal staging, baseboards, outlets and stuff like that stick out like a sore thumb.
I loaded a lot of photos of stuff happening today
Just checked size of the kitchen island and it is 60" long and 30" wide. I’m going to set up some boxes in kitchen tomorrow in that size (if I can find any that haven’t been flattened and set out for recycling!). I’ll take some pics to see if it looks crowded
