I was getting very worried. 27 days is the longest I have ever been on market. However I knew the higher pricing is a longer wait. My target was 21 days and we were 6 days late. We actually were in negotiations about then but it took a long time

Next is Home Inspection. We are in hyperdrive getting ready for it.
Today we finished the French drain repair and tested all the other French drains. We are going to dig up the one behind the new garage retaining wall because it doesn’t seem to capture water well.
Connected up the sprinkler system to the hose bib water line and tested sprinklers. We need to adjust the heads tomorrow.
Pulling a lot of weeds in front yard. I’m the lucky winner of that job.
Rescreened the Anderson patio door and got it reinstalled on master bedroom balcony.
Fixed the dang shower door that got jammed in the wrong direction by someone during a showing.
Putting baseboards into the exterior closets, painting them and waterproofing them really good.
And…just the other day I noticed we forgot to put a door knob on a bedroom closet door. Ooops. Fixed that

Can I ask if the offer was near, full, or above asking price (not actual numbers) or is that too much info to share at this point?
Our upcoming dates are:
14 days for physical inspection (I negotiated down from the standard 17 days). This means that we will have a home inspection soon. I do not know if he will call in any other specialists to inspect. One time I had a buyer that called in 4 different types of inspectors, including paying for a camera scope of the sewer lines.
17 days for appraisal contingency. I am not concerned about appraisal because the buyer has a very large down payment and the bank will not have an issue with loan to value ratio.
17 days for loan approval release. Buyer is already pre qualified with documents submitted so I don’t see any problems that could come up.
We are hoping to close escrow by Thursday Feb 2nd or earlier. I’m hoping earlier
