Flip This House #5

Don’t want to discuss the offer just yet because there is always a chance that the escrow will fall apart and I need to be able to find a new buyer. I always tell my agent that I do not want the contract price revealed to any inquiring agents (and they do inquire) until escrow is closed.

I just checked back. Offer was received on Dec 28 which was exactly 21 days on market. So, I’m feeling pretty good about our time on market. Probably would have turned negotiations faster but, buyer was understandably cautious about the large purchase and the holidays got in the way.

14 days for inspection? Just to compare, here, the default is 7 days, but most either go for pre, waive it altogether, or do a 2-3 days. Sewer only gets scoped if the property is older than 10-20 years and is surrounded by trees. Fake stucco - the buyers would be complete idiots not to do an inspection, because that stuff often gets installed wrong and can be a kiss of death to the structure. Real stucco is fine.

Fingers crossed that the inspection will go smoothly.

Congratulations!!! Keeping fingers crossed that all goes smoothly from here…

Oh my gosh! Congratulations!!

Awesome!

Just be careful of those French drains…they only want to work 35 hours a week.

[French labor joke]

Congrats, we are all cheering from the sidelines!

Just saw this - woo hoo! We are happy (except now if I suddenly find $2000000 on the sidewalk, your beautiful house won’t be available!)

Today we had an agent call up and beg for a showing, even though they know that the house is Pending. Turns out the buyers contacted Redfin 4 days ago and this was the first that Redfin picked up the request. I don’t really understand, but they are out of town buyers who must have just cliecked on ‘Schedule Showing’ or something through the Redfin website. I had no idea they were coming so I was butt up in front yard pulling weeds when they arrived.

Lesson learned… if you are really interested in a house, call the listing agent directly. It’s easy to find on Zillow. They were all bummed that they ‘missed’ the boat.

They stayed over an hour, asked a ton of good questions, and she thinks they really want to submit a backup offer. She kept pressuring me for the price our current contract is at.

At this point the house is a mess because my carpenter is now back from vacation and tromping dirt everywhere (he is a Pig Pen) and our back yard is torn apart because we are investigating the french drain behind the new garage and driveway retaining wall. We are suspicious that, even though the plans required it, the pipe is down too low at the bottom and not capturing water well. We see moisture in the driveway edge but not inside the new garage. So… I’ve told my agents no more showings please.

It’s always mice to have a backup offer. It will make the other buyer think twice before making unreasonable requests.

And the hits just keep on coming !

383 views and 8 saves again yesterday. Who are all these people? I am wasting way too much time trying to figure this out

It will be interesting to see if the traffic dies down now that we are Pending, although Zillow still shows the house For Sale. I don’t think it picks up any data from the MLS and my agent may be purposely leaving it For Sale on Zillow to get leads.

backup offer-- yay!

Home inspection is scheduled for next Thursday. We have a week to get ready. But that makes it tight for buyer to release contingency by Monday the 16th. My agent is going to call the buyer’s agent and remind her that inspection contingency has to be released on that date.

Meanwhile I find out that my agent is going on vacation next Thursday and will be gone across our contingency release dates. Oh well…we will survive. She promises to have all the forms ready, including Notice to Perform if we need it

Maybe the Chicago paraphernalia helped sell the house…

Chicago paraphenalia was returned right after that showing. He did not end up being our buyer. Good guess though

Assume someone else in your agent’s office can handle any issues that might arise in her absence. Hopefully your buyer is eager to buy the house and too busy at work to sweat the small stuff - sound like he’s in a hurry to get into the house!

We have been signing all forms electronically - faxes and paper are things of the past. As long as your agent is somewhere where she has access to the Internet, everything can be done!

I think I know who it is, but I’m not going to say anything so you’re not put in a difficult situation. I’ll let you know if I’m right after you share the story with us.

Interesting, @FlyMeToTheMoon. Do you mean that you have information beyond what CB has posted in the thread as to the actual identity of the buyer? Or do you just mean that you can guess which buyer it was based on CB’s descriptions (e.g., the Chicago buyer or the Tesla buyers, etc.)?

@nottelling, I just went back and reread the posts and used my detective skills to guess who it is. I could be wrong, but it was fun trying to decipher the clues.
