Flip This House # 7

Look very closely everyone… you will see a familiar sight out the back of this house.

This house is right next to the big Del Monte flip. It is owned by an absentee landlord and has been a rental forever. The renters were the first people that came over and walked right into the Del Monte house and we found them inside wandering around. There was no fence between their yard and Del Monte yard, so the first thing we did was build a fence. Those renters moved out and the then we blocked some of their view from their upper story. They basically look down the alley now.

The renters moved out about 9 months ago and the landlord has been trying to rent it since then. Or, he had some people in there that only lasted about 6 months.

Home is in terrible condition, but is a good buy. It’s amazing that they are asking the same price that I basically paid for the large Del Monte property about 1 1/2 yrs ago. I think I would buy this house if I had the funds and I could get it at a good price. It has not been maintained at all over the years and needs a lot of work.

Yes, having the funds and getting at a good enough price to be able to make a fair profit are key. It certainly seems to have some potential.

It practically looks like a tear-down to me. Very high price per sq ft for a place with no charm, iffy views and needs to be pretty much gutted.

You are correct. No charm or character

I’ve apparently clicked on enough houses in San Diego that Redfin now emails me listings.

This just showed up.

The description talks about “remodeling” and “needs TLC”

WOW! whats not to like ? great flip potential!!

Nice house. Needs all new lighting fixtures, among other things, but nice house.

University City is a popular family neighborhood with good schools and easy freeway access. It is centrally located, but not near the beach.

I really don’t like those high strip windows. Makes it feel like the basement.

Lovely home that probably only needs a cosmetic update. Will bring about $825k to 850k fixed up. So not enough room at current pricing for a professional flipper. But a good buy for a young family that can put in some sweat equity. But, we all know that there are not many SoCal buyers willing to do that. This may fall in that middle category that is hard to sell…nice home priced about 5% off market but needs work. Buyers will think $50 to $75k to have a contractor fix it

Those high strip windows make that room not legal to be called a bedroom. Fire codes say the window sill has to be no more than 4’ off the floor for a bedroom.

We looked at University City before relocation because they did have a number of homes in this price range. But DH felt that (other than flora) the neighborhood could be anywhere; nothing distinctly saying “San Diego”. Also lots of the homes are on the canyons. So you might have a 9500 square feet property, but very little of it is usable because of the steep slope.

There are a lot of homes for sale in that area needing $50-100K worth of work.

Some young family would be a fool to pass that up. It needs some updating but nothing that would need to be done before they couid move in. I don’t get the mindset of people not being able to live with a not perfect house until they have the money to fix it up.

I am surprised to see such a nice home at this price point in San Diego, though of course I trust cb’s assessment that it needs lots of work.

I think CB I is correct. It is a good home for a family, not a flipper. I have several friends with lovely homes in UC. One couple we know added a second story to their 1,100 square foot home and it is now a showplace.

I hate to say it…but I like that house. The thing I would need to replace…or at least get refaced…kitchen cabinets. But i like it…

Here’s a classic Spanish bungalow with some lovely architectural details and antiques: http://www.sdlookup.com/MLS-170059121-3036_Elliott_San_Diego_CA_92106 Unfortunately right under the flight path. We looked at the house next door when we were relocating and couldn’t even talk in the back yard - planes were LOUD! Hmm - I see that other house (3028 Elliott) sold for $773 (below listing) and then was sold again a year later at $930. It really did need a lot of updating.

That refrigerator!

I think the vintage refrigerator and stove are adorable and the house has so many wonderful features. But, I just don’t know how practical that refrigerator is, or the stove for that matter. And, the rest of the kitchen is dingy dirty wood cabinetry.

That kitchen is probably what is keeping that home from reselling, although it has really good bones.

Fabulous house! Fascinating stove and fridge – and their furniture, which of course doesn’t come with the house, is awesome too.

Too bad about the flight path.

I have a stupid question: Notice on that olde timey stove that there are four ovens, all relatively small. Why don’t we have triple or even quadruple ovens in the space they give us now for our double ovens? Most of the time, I’m baking or roasting something small. It would be much more efficient to only heat a small oven instead of my mega oven.
