I think im leaning toward tge Monroe also because its the only one that has a nice picture showing the lights mounted. I wish all lighting vendors would have photos of their lights mounted in a setting. It really helps get perspective of the scale. Its hard to tell with just the measuremenrs

I don’t even have any words. I noticed there was a recent ‘price drop’. They are probably going to have to drop that to zero because the walls are going to have to be torn off to start over. Meanwhile the owner will be livid that no one ‘appreciates’ the thousands of dollars of artistic work in the house.

PROGRESS UPDATE
Sorry, everyone. I made the difficult decision not to tile every inch of every wall in my bathroom
The good news is that we are finally at the point of installing the bling wavy tile and I almost cried. I think it is one of the most beautiful tile designs I’ve ever done (of course, a modest budget was not involved in this one!). I have a neutral white Thassos marble from Greece for the main tile. Then I decided to emphasize the wavy tile insert by installing white marble pencil liners to give the tile a picture frame type design. OMG!!! Going in today and I love love love it!
Now we are concerned about how we are going to install the glass panel against the different depths of the tile insert. I’m going to worry about that later…
Other good news is we are done with building the basic deck off the studio. But, we are struggling with exactly how to build the roof over the deck and tie it into the existing roof without looking like a hack job attached to the house, which of course it is a hack job attached to the house And, I purchased these really cool composite landscape panels for the wall between front door area and the deck for privacy.
But the bad news is my floor. THANK GOD I made the difficult decision to tear out the old flooring and put in all new flooring throughout the house. All of my friends were adamant that my Merbau floors were gorgeous. Yes, they were gorgeous but there were two key issues:
a) All of the flooring along the huge front sliding door was bleached from the sun
b) I had a dishwasher leak about 2 years ago that went undetected for over 3 weeks. Water was leaking underneath the flooring. Did not notice it until boards started warping up about 6 ft away from the dishwasher. Took a while to trace what the heck was going on. Temporary remedy was to screw down the flooring as it dried. So I had stupid screws in my floor.
And, on top of all that, they showed dirt, dust and cat hair all the time and were very hard to keep clean.
All of that could have been fixed by sanding down the floors. BUT, I needed to source the exact same engineered floor because I was adamant that I wanted continuous flooring throughout my house. Right now I have different flooring in each room and I want it all to match. After months of trying to find Merbau engineered flooring I realized that it is just not sold anymore. Nowhere to be found. That was my final decision.
Right now we are tearing up all the flooring in the living/kitchen area and OMG!!! Thank God we tore it all out. We are finding areas where the plywood sub floor has significant water damage and one area where the water has been trapped under the underlayment and the floor is still wet and starting to mold heavily. So, I would have never discovered the water damage/mold if we didn’t tear out the floors. Now we are going to have to rip out some of the plywood sub floor and get underneath the house into the crawlspace and start running fans and do a bleach cleanup. Still haven’t gotten under the house to see if we have further damage.
So, warning… if you know you have significant water damage from a leak, you really need to tear up the floor and get it all aired out. Instead, we just put some screws in the floor and moved on. This was mostly because my H was terminally ill at the time and I could not just start tearing up my floors.

BUDGET UPDATE:
I am desperate to try to get moved back into the main house to rent my studio for July 4th and Comic Con but I just don’t think I’m going to make it. First, now have to perform surgery on my subfloor surrounding the kitchen before flooring can get installed. And, Second, the dang painters haven’t shown up!!! They are 2 weeks late. Finally had to fire them on Monday and then scramble to find new crew. They cannot come in until later this week and I know there is at least 2 weeks of painting before floors can go in and then baseboards.
For right now I am tracking carefully the cost of renovating my master bathroom and closet.
Spend so far = $10,350
That includes all the tile materials, tile installation, shower fixtures, rebuilding shower, water proofing, floor heating (my favorite thing!).
Still need to purchase vanities, countertops, bath sconces, sinks, ,faucets. I expect that to be about $4k to 5k
So, I get the bathroom of my dreams for only $15,000!! The savings was because we did not really move any plumbing around or windows or doors.

Sounds like great progress! Congrats! Sorry though about the floors but glad you were able to catch the damage!
