Thanks for all the suggestions. I need to sit down with the owners and see what budget they have and how much they want to have input. It has been a long term rental with same tenants for 20 years.
I prefer to shop local if possible. I personally would prefer to sit on something and feel the woods or fabric but that isn’t the case these days. Not a lot of local options.
Speaking of rugs, all of ours came from Home Depot and Amazon. HD rugs I picked in person. Amazon - I bought a small rug to test thickness and color before buying the larger version. Safavieh is the brand that I liked the most.
No $30k rugs here. I have cats… they don’t care how much the rug they puke on costs.
If you have dogs, ruggables! I love being able to throw a rug in the washer. I haven’t washed one that big, but I will say, a mess cleans up like magic.
We switched to several Ruggables a few years ago when our cat started causing some “issues” with our antique rugs. Highly recommend. The nice rugs (minus one imported from a trip to Turkey that was unsalvageable) will stay in storage until it is safe again.
I layer my Ruggables over nice rug pads or inexpensive rugs. I don’t know if this matters to anyone else, but that feels nicer to us. Maybe Ruggables have plusher options now than when we purchased ours.
For furnishing a rental or vacation home, we bargain shop at Wayfair, Ikea, Macys big sales, Home Depot/Lowes, FB Marketplace and local spots. We’ve also found nice items at Goodwill and ReStore (nothing upholstered).
I also put my large ruggable over another pad. It definitely makes it plushier.
I don’t have a Ruggable brand but have a couple of washable rugs (dupes) in the entryway and in the kitchen. I think they have a time and place that makes them a really good choice.
The pad or rug layering helps them to be cushy. So I guess their value is in terms of what your needs/wants are. If you’re looking for the thickness of a wool rug, (unless they have some I don’t know about) then Ruggable might not be your best option.
But I think the inventor of Ruggable rugs must be a rich person now!

My newest rug is a Safavieh that I got for a steal on Amazon last year for my living room. If anyone is interested in a nicely thick colorful but classic red rug it’s been great!

Thanks for the rug brand recommendations. I have nice wool rugs in my house (not 30,000) that I bought 30 years ago that still look new. Good friends t that time owned a rug store so we got them at cost.

Echo Revival for rugs. Good prices for vintage/lifetime pieces.
And I’m not going to lie, Craigslist has done me well particularly if I scroll for a specific brand. I have bought multiple Roche pieces from there, as well as (previously owned) custom bunks and a gorgeous master bedroom set. The time investment can be substantial though.
Have not been impressed by long term quality of restoration hardware.
We are getting new family room furniture. I told the guy I wasn’t going to pay their prices for rugs. He recommended Home Goods, and 2 brands he mentioned are Surya and Jaipur Living. I have pillows from Safavieh that I like.
I bought myself a Safavieh from Amazon as a birthday present to myself a couple of years ago and have been very happy. We do have a mat underneath.
Here it is in the living room.
I have 7 large area rugs and everyone has a 1/4 inch felt pad under it.

@Marilyn I purchased the rug you linked for the bedroom with the twin beds. I’m going for a coastal ocean color scheme in that room.
I still need a rug under the dining table and a bigger one for the living seating area. We looked at Home Goods and they have a nice selection as does Amazon.
Huzzah! It’s got just enough pattern to not be boring, but also not yelling for attention. I think the pattern is somewhere between leaves and surfboards, so yes, coastal!
This is another rug I like with coastal vibes that’s in the guest room. I actually found it at Home Goods, but bought another small one on Amazon to use bedside.
Both of the rugs are beautiful IMO. Very coastal, indeed!
Any opinions on durability of sisal/jute rug for under a dining table. Short term rental so want it to last awhile.
