If this is your FIRST House..would you rather have...

<p>Two Bathrooms or One and half Bathrooms…</p>

<p>The answer seems obvious… But let me explain.</p>

<p>I bought a beginners’ house for investment, it has only 1100 sf living space, with 3 bedrooms and two full bathrooms. One of the Bathroom off the Master Bedroom is really small 5’x5’, it only has a small 32" x 32" shower stall, a toilet and a sink. Right now, that bathroom is not functioning because the wall board was water damaged, the previous owner had it restored half way(did not complete the tile installation and no shower heads). I was thinking should I:</p>

<ol>
<li>complete the shower installation to make it functional. The color/themes of half done tiles are really tacky, I need to take those down to make it acceptable even in my low standards.</li>
<li>convert the shower to a closet so the Master Bedroom will have his and her’s closet. So the house will only have One and half bath.</li>
</ol>

<p>Local MLS Data study shows the resale value of the two did not make much of difference, but it take longer to sell the one and half bath. Houses surround this property are mostly 3 beds 2 baths.</p>

<p>I think you need the bathroom…</p>

<p>In a neighborhood where most have 2 baths, you gotta have 2 baths.</p>

<p>Put your money into repairing and finishing the nonfunctioning bathroom professionally with neutral tile.
2 bathrooms beats one and a half bath and a closet in any poker game of flipping houses.</p>

<p>2 bathrooms. My adult “kid” and spouse just signed to buy a house. They passed on most of the 1.5 bathrooms. Why? Two baths make it much easier to have overnight company.</p>

<p>I agree that two full bathrooms is the way to go. I can’t imagine sharing my shower/tub with guests.</p>

<p>Nearly everyone I know would opt for a 2nd bathroom over a 2nd closet. If they want the 2nd bathroom to be a closet, they could store clothing there & not use it as a bathroom–can’t do the reverse.</p>

<p>Bathroom trumps closet every time.</p>

<p>1 & 1/2 bathrooms & two closets.
How many guests is someone living in a tiny house going to have?</p>

<p>However if all the other homes have two bathrooms…</p>

<p>Our first house was also 1,100 square feet. We had only one bathroom, and it was so tiny you couldn’t sit on the commode without your knees hitting the wall. We were able to make it bigger, at least. It took us a year to sell the house without a realtor - maybe that’s why!</p>

<p>I would vote for the bathroom, too!</p>

<p>2.5 baths is standard in our area. Any less would put a house at disadvantage. We have 3 full baths.</p>

<p>Yep - two bathrooms. I live in a tiny house and we would be most unhappy with 1.5 baths. Closet space is minimal too but we deal with it. I don’t think I could live without the shower in my master bath. You could get a fiberglass insert instead of finishing the tile - that’s what mine is. Cheap, yes, but also functional.</p>

<p>People can always get an armoire for extra clothes, or store out of season ones. Definitely the second full bath.</p>
