They used to work really well but of course spammers just get more sophisticated so no matter what you do it gets worse. Iâd probably try to do the type that only allows pre-authorized calls. The trick is to keep adding numbers from places you are doing business with like doctorâs office, plumber etc. Itâs still not a guarantee since even known numbers can be spoofed for scam.
An old school trick my father and his parents liked (which can be annoying when he tries with me). Family members call and let it ring 3 timesâŠ. hang up and wait 30 sec⊠then call again. Calls not prefaced by that 3-ring family âcodeâ get ignored (or these days could go to voicemail.)
Momâs house has 2 offers (âbest and lastâ) which are $15% apart. One is above ask, one is below. One is from 2 hrs out of town, one is somebody we grew up with. Below ask is not surprising since the house is fine but soooo in need of cosmetic updates. (1974 was not a high point in design)
Both have to sell their homes first. Above Ask , offer A, has inspection contingencies we expect to pass most of. Below ask,offer B, has only the appraisal as a contingency and we will meet that easily. Offer A has a right to counter if another offer comes in. Offer B wants the house off the market until January â if they havenât sold bythen, we can open it back up (but nobody where we live EVER buys a house in winter. )
Local doesnât want to have anything to do with any of this. Preferred is very much Offer A is the only one that matters, we âwinâ with an offer over ask. I lean towards Bâ people we know in a place they love, not someone who is casting a wide net for an imaginary more idyllic rural life. So thereâs that.
Mom does not need the money, not any of it, we could have asked $5 and sheâd live to be 102 with piles of money to burn. I donât want to argue with Preferred over this; Mom will want to sell to B and Preferred will talk her out of it. Ugh.

I donât love the take the house off the market request. It seems like both offers are contingent on buyers selling their houses first? Donât love that, either.
The ask was $275,00 and the offers were $290 and $255. Comparable was about $325 but that took a year to sell and we absolutely want this off our hands. (Donât know why I was being coy about numbers, sorry)
I can see telling both buyers they need to come without contingencies if that is important to her and you guys. Good luck with figuring this all out. $35K is some money, but as you say your mom doesnât really care and might prefer the couple that plans to remain in the area.
Are you able to see the homes the potential buyers are selling? If one home/location/market looks more easily sold, that might make the decision easier.
Yes, we did exactly that! and in the process of reading all the fine print in the offers, Preferredâs starting to change their mind about which offer makes the most sense. I talked to my Mom, about other things and she (per usual) is pretty sure she wants us to decide and then tells her what to do. I think weâll get there.
Also how âreasonably-pricedâ the respective homes are. If theyâre at or below market, more likely to sell than ones that are significantly above market.
Oh oh, great idea. Itâs legal in my state so I bought âanxiety dropsâ with no THC and they made a difference, my. mother wouldd ask for them.
But the funny thing is that she hated pot and drugs after raising kids in the 60s & 70s, she was vehement in her abject hatred of it all. We never told her about her drops, but once I parked a few blocks away and walked to the shop leaving her to wait in the car, but she saw the pot leaf & she was mad at me for weeks or months for using âthe pot.â

Medical cannabis has really improved my loved oneâs sleep when nothing else worked. He went from waking 6+ times/night down to 1-2x and only a tiny 2.5 mg of cbd/2.5mg of THC. Start really lowâSRs metabolize differently and you donât want them hallucinating.
If you are giving THC or any cannabis related products to an elderly person, you need to check with their doctor about possible interactions with other medications they are on.
Also, there is always the possibility of an allergic reactions. My father was allergic to the hemp cream that his acupuncturist applied to relieve pain.
Agree one always has to let MDs know all the meds & supplements being taken so no surprise interactions.
Hâs urologist was the person who suggested at least one of his patients found CBD gummies to help with sleep but had no idea how to get them. The APRN for internist was the person who referred H to an aprn oncologist/hematologist who could get the medical cannabis card. I remember something like 25 years ago my OB-GYN was telling me how he was trying to figure out what was going on with a patient. He later discovered she hadnât mentioned the Gingko over the counter supplements she had been taking, which was the cause of her issue.
Always get your cannabis or CBD from places with third party testing for purity and content. It can cost more but many products contain heavy metals or pesticides depending on the soil where it was grown.
Yes, check with pharmacist too but many may have more limited knowledge of CBD/THC and supplements & how they may interact with Rx.
Agree that itâs best to buy from a regulated dispensary where there are lab checks on purity, etc. No one wants contamination and new issues.
Actually there is continuing education for pharmacists for cannabis products.
