Drywall and floors in the kitchen. Cabinets arriving Thursday. Appliances on the 31st. Praying that everything goes smoothly! Still down to the studs in the master bath/closet but at least we have progress in the kitchen. I will cry tears of joy when I can start cooking again.
I live in a 1923 house - so yeah - I get small bathrooms and not enough of them! When we put on the addition four years ago we added a large master bath and walk-in closet along with a second floor laundry. I went back and forth on whether to compartmentalize the bathroom as DH usually gets up way before me and in the end I didnāt. I really regret it. Heās getting up later and spending longer in there! Since I can use the hall bath, itās not the end of the world, but itās not ideal when the house is full.
I hear you @mathmom - if I am getting ready in the master bath and H decides to use the throne room, I ask him to use one of the other 2 bathroomsā¦if he has already started, I light a candleā¦
I just looked at what we paid for getting our outdoor siding re-stained 5 years ago. Right now only some parts (with heavy sun exposure) are fading to where they need attention. I do think H and I will tackle those areas now and when we get ready to sell (maybe 5 years down the road) we will see what will make the house āsparkleā.
Right now we have transitory children and jobs, so not starting any projects right now other than the routine maintenance.
Our siding is old yucky vinyl. Once we start replacing any of it, the patch will be obvious, and then we all know how that goesā¦
In my dreams it would be on my shortlist. White vinyl and brown shutters (some wood, some vinyl ā ???) just do nothing for me.
Each corner where we could expand a closet has 72" wide windows (but in 2-36" sections each, so I expect we.would have to pull out both windows and reframe/close up so there is one window, either 36" or a bit wider. They are also only 48" tall (love those 60s houses), so finding replacements in that dimension would probably be interesting. Itās a shame, as our house faces north, the windows are east/south and that plus my sewing room (formerly S1ās bedroom) are the only rooms that get good light.
Almost all replacement windows can be/are custom-manufactured to the quarter-inch in each dimension or smaller (I think Marvin lets you specify to 1/64" now, I canāt imagine why anyone would need this level of accuracy), and I think a lot of new-construction windows can also be ordered to the quarter-inch. 48" high is a pretty standard size as well in new construction windows. You would not have any trouble at all getting new windows in that size.
When we expanded our master bath/closet 25 years ago, the new wall ended up in the middle of a window, so we had the wall taken out. They did a good job matching the white vinyl siding, and unless you knew exactly where to look, you would never know anything had been changed on the outside.
Pella replaced our very non-standard, 1980, made in Norway windows without any issues. Just like NRE says, most manufacturers will make custom size windows, no issues.
Just completed laminate flooring (good riddance, 20 year old carpet!) the entire upper floor that consists of the master bedroom with the bathroom, two rooms, a bathroom and the hallway. Iām half dead. Getting too old for this kind of stuff.
We live in a small house with a small master bath. So two sinks and a separate toilet area are not a possibility. But really DH and I are NEVER in the bathroom at the same time. It absolutely the least of our issues.
Custom is generally $$. Obviously, not a consideration to many. But on top of the working budget, one needs to consider ROI.
I was in kichen design for a while, not long. It was a bucket list interest and I was between more career oriented work. I was one who previously read kitchen design mags for fun. I still say, all that extra space is not, on its own, some life enhancer. I look at bathrooms the size of bedrooms, with a lovely sweep of tiled space just to get you to the tub, and think of things like how uncomfortable it must be to actually climb into that tub or why the hey they have no window coverings for privacy.
Iāll add this. Why put an island in a kitchen, with only space for three seats, when clearly, by the size of the home, more than three will need to sit at that counter at a time?

Who sits at the counter to eat meals? Those islands are mostly for entertainment, and the seats are there for folks who would want to briefly sit down while the guests are milling around with their drinks in hand.
At my house, that island would be another horizontal space for cr*p! 
Our island gets sat at all the time.
You arenāt going to do a family meal sitting at the island, but my kids would sit at the island for breakfast or lunch. Itās a convenient place to sit if you want to talk to whoever is cooking. Lots of entertaining happens in the kitchen, and itās a convenient place to set out food and dishes or whatever.
I think our island has been a really nice addition to our kitchen. I wish we could have put one in my Cape house!
I have a pennisula that seats three - it can seat four, but we took the fourth stool away. Since there is also a real table in the room and a screen porch right next door my husband and I never sit at the counter. But my son and his girl friend eat there by choice all the time. For parties itās great as someone said for someone to sit down briefly while others stand around. But if you think you might all want to eat together in the kitchen an island might not be the way to go. I donāt think more than three people all facing the same direction can have a conversation - so if more need to eat in the kitchen I prefer to find another solution for them.
We eat at our island every day. I donāt even have a kitchen table. We only eat in dining room when we have company.
We used our island all the time in our old house and in the new house, the only seating in the kitchen will be at the island. It will seat four and have an overhang on two sides so not everyone is sitting on the same side.

Now this is a flip.
This house was originally listed in 2/2014 for $2.8 million. Finally sold in 5/2016 for $1.6 million. Came out in 9/2017 for $3.2 million, didnāt sell, was delisted in 12/2017 then came on again in 3/2018 for $3.9 million. Not sure what they could have done over the winter to add another $700K in value, but hey why not.
This house is in spectacular location, private beach, killer views, really nice.

CB could be making a killing here in my neck of the woods. There was a dilapidated shack in prime location that just sold around $700k. Add a second story on a part of it⦠easily $1.8-2M.
