How much is it total to get rid of the offending windows?
I have two ways to get rid of the offending windows (this is only the visible windows from living/dining and master bedroom. I’ve already replaced the stupid windows in the courtyard with cool rectangular fixed panels and new front door going in today. Photos loaded The rest have to stay):
Replace glass only = $6,750
Replace entire windows and big sliding doors with retrofit vinyl. This means breaking out stucco in some areas and doing stucco repair. = $5,000 plus about $750 labor to install. Not to mention that it isn’t included in the current permit and I’m already stretching the guy’s patience with my ‘Oh By the Way… we had to do this also’.
Wow. A permit for windows? Not needed here. As long as there is no sf change.

PROGRESS TO DATE:
We just finished up Week 7 of the project. Good news is we passed our big rough inspection on Wednesday. I had only called for a plumbing and roof inspection and the guy walked around and saw that we had our new electrical sub panel completed, all wiring completed and plumbing completed. So he signed off on everything. Now we can move onto insulation and drywall and get moving. It has been very easy working with the small City of La Mesa
This weekend the new roof is going on and tile is starting in the hall bathroom. I have purchased all the tile for the bathrooms except master tile floor because I want to look at samples after the wall tile gets installed.
Budget Spent So Far = $45,000
Estimate to c omplete - Another $50,000
Love the front door and the little rectangular window.
So no problem with the electrical sub panel? Is that $10 bet included in your budget;-)
To elaborate on the sub panel. Yes, we had to move it into the hallway! As I predicted. First thing the inspector said when he came in last week for an inspection. So, I won the $10 bet, but then had to pay for the hours to move it:)
And the electrician insisted on a new panel because someone had butchered the old panel. Another fire waiting to hapoen, so I told him to put in a new panel. Somebody previously bought wrong kind of black breakers for the panel and ‘cut’ the little clip holders to fit the breakers in, rather than getting correct breakers for panel. So I bought the right panel for the existing breakers.
Luckily it didnt take long to move about 1 ft. And his wiring was long enough to get to new location.
Smart move. Buying new breakers is $$$. The new door seriously rocks.

Yes, I was very proud of myself for using the old windows. The tall rectangular one is a brand new window I bought and it was an Oops and had to go back to my garage. The small one was pulled out of a house somewhere over the years and I couldn’t bear to throw it away because it was pretty new.
My carpenter has been teasing me for years about all the old windows stashed in the garage that we have to keep moving around to get to stuff. He has tried to throw them away several times. Feels good to say ‘I told you they would get used’. Well, not to mention that I even remembered I had them somewhere:)
Grid Windows
After we got our courtyard spiffed up And the fireplace got reduced And the ceilings are vaulted up…I really cannot stand to walk the house and have everything cluttered up with those grid windows. So I had a long discussion with my agent, and after overwhelming response from the peanut gallery (you guys), I have decided to bite the bullet and get the glass replaced in the windows and sliding doors. It is a cleaner decision than the risk of breaking out the big doors and having to do stucco repair.
This is against my better judgement as I see the market softening a bit because of rising interest rates. Of course, my carpenter just keeps saying “Just add it to the price”. It doesn’t work that way. And, besides, buyers have no idea what was there before and what was sacrificed to make the right design decisions
Can you shop around for glass replacement? You might be able to save a few bucks. Or are you limited by available contractors?
But yay to glass replacement. So. Much. Better.
I’m going to start shopping around. I watched a you tube video. It looks reasonably easy to do glass replacement on the Milgard windows
Watching a you tube video makes me an expert on the subject of course:)
I watched the dude doing glass replacement on two of our Milgard windows. He was done in like 10 minutes! It is not a rocket science when the windows themselves are newish. On the other hand, the guys who replaces our failed skywall with two picture windows really earned their check. All the demo and framing they had to do!
I think the ticket will be to find the glass replacement companies. I got the quote from a glass company.

Watched a MCM Reno Flip or Flop on the plane. They did exactly what CB is doing - opened up the kitchen! It sold quickly, but they dodged a major billet.
