I need help trying to decide on the flooring for the house. The kitchen cabinets and bathrooms are very similar to the Florida Temple St house listing that was posted earlier.
That house has polished concrete floors. The large format tile floors and concrete floors work well in Palm Springs and Florida, but they are just not popular in this region. The polished concrete would be absolutely true to the MCM style.
The kitchen cabinets will be similar color and style as the Florida house and I have to take that into consideration because the flooring will be in the kitchen and the open spaces. Just cannot figure out what type of laminate (high end) and/or engineered wood would look good in the house. My agent is leaning towards wood flooring because that is what buyers want, but it will be difficult to find the right color and style
Apologies in advance for not providing wood floor links, but if your cabinets are similar to the FL house then I can’t see wood floors working well unless there are some practically free of any visible grain. Those cabinets have a distinct grain that would seem to clash with most hardwood floors. You probably don’t want to match the wood stain so would need something much lighter or darker. I’m more drawn to gray tiles, whether porcelain or terrazzo, if polished concrete is not an option.
Would you consider any of these, especially if your RE agent thinks they might appeal to buyers there?

I would change my hardwood floors to porcelain tile (or terrazzo) with radiant floor heat if I could be sure of finding a really good installer. Dh is oblivious to all of his spills in the kitchen and I had a cleaning service leave puddles on our hardwoods last year. We’ll have to replace site finished hardwoods in three rooms before we can sell. The next house will not have wood floors anywhere.
My house is in FL. I have maple cabinets with a little glaze, and put in 5” engineered wood. My floors are hand rubbed , which adds the interest, not heavy on grain. They are darker than the cabinets. Wood floors, from white oak to dark, are very popular here.

If you want the grey of the concrete floor, a grey wood floor that has a light grain might do the trick. That grey bamboo above looks great (except for the distressed part, that’s my personal preference though).
I have bamboo in my kitchen, it has held up very well for 17 years.

It’s gone pending and back to active three times since it was listed. I wonder what the problem is. Maybe the (possibly illegal?) in-law apartment? Or lack of updated kitchen and baths? Those should be known when the offer is made, though, so I feel like there must be some other issue with the house.

When I see a house go pending and come back on the market, especially several times, I always assume there is some bigger issue going on - title, structural, problem that an inspector finds. If people objected to the bathrooms/kitchen being outdated, I would think they wouldn’t make an offer at all.
The MCM in San Diego listed above is too high priced for the specific neighborhood. It’s a middle income area of San Diego. But, I am going to guess there are bigger issues than just the price.
My agent is leaning towards a high quality laminate that has a light coloring with minimal grain.

Cork floor? Not a bad thought. There are some cool LVTs that look like concrete…
I have to stay away from anything that has a distressed, scraped or wire brushed type of look because that is not cohesive with the design style.
In our research we found a lot of the original houses that had the original oak thin plank flooring in a lot of photos. I checked with my guy, and unfortunately, it is very expensive to put in solid flooring on the concrete floors
PROGRESS:
I am coming up for air but many things are stalled at the project waiting for me to select materials.
I did run out to get the tile for the bathrooms. In the Master Bath and Hall Bath I went a little crazy with large relief tile in geometric patterns that reminded me of the MCM style. They were a little hard to install because they had wavy/patterned edges so we had to come up with creative solutions for tiling in the niches. Of course those creative solutions caused me to have run back/forth to the tile stores trying to find a solution. In the hall bathroom we installed just plain marble in the niche to try to even it up and in the master shower I installed a plain white tile for the edges of the niche
The drywall installation is taking forever because the subcontractor I selected neglected to tell me he had another job going during the day. So, we have the infamous subcontractor issue. They show up at 3pm every day after the other job and work until about 7 or 8pm. Luckily this works for us because I don’t care if people work all night on the project. But, they are running way behind. They should have been textured and sanded and ready for paint by last Friday.

Meanwhile, my carpenter (when I don’t have to keep calling him over to my personal residence to do all kinds of crazy stuff to get ready for the wedding or clean up the horrendous mess I was left with on Sunday morning!!!) is installing all of the old kitchen cabinets into a nice configuration for the garage/laundry area. Then we will slap in a laundry sink and formica countertop and call it a day!
APPLIANCES:
One of the other things I had to run out and get last week were the appliances for the kitchen so we could make sure our plumbing and electrical connections were in the right place before final drywall. I was in a rush and ran through the Sears Outlet store. Nothing. Ran over to Pacific Sales and struck gold. They were selling off a bunch of floor models for the newly introduced Viking appliances, etc. Here is what I purchased:

And then I had to make the hard choice. There was a large capacity wall oven floor model but it was Whirlpool. I liked that it was a full 5 cubic ft oven and it is going to be installed under the countertop… so not on display up in the wall. Called my agent and had a long talk with her. $359 for an oven?? or search for some high end name oven? She said grab the $359 oven because I am in a situation where the market is softening and we need to save money

Pacific Sales is a great store! If I can ever convince DH to replace very outdated but still functional appliances in our house, that’s where I would go first.
