Couldn’t afford to go around the whole house. The 3 back bedrooms that look over an ugly neighbor fence on eastern side yard are not getting replaced. We are just going to hide those with blinds or curtains:) they are not visible from the front or back of the house
Those would be no problem I don’t even remember what the bedrooms looked like in the MCMs I looked at. But I do remember walls of windows in the living areas.
the view in your house is my dream view. High above a sea of lights!
The divided lights will provide a bit of visual distraction from the view (ugly neighbor fence), so maybe that’s good!
Nice curtains or blinds will be good for staging anyhow. The new buyers can always replace the glass if they choose.
Loaded a couple more photos of flooring samples, including better photos of the Newport Shell Beach I selected.
I thought that the Hickory looked nice until I went to the website to see a larger view of the flooring. Way too much variation for this house!!!

That hickory is awful. It would give me headaches.
My friend used hickory on cabinets, but a small open kitchen. On floors, it would be way too busy
I like the grain on that hickory, but the color variations are quite dramatic.
@coralbrook , love love love those new window, in that side by side photo the difference is incredible.
Yikes. Good call on the hickory.
The knots in hickory are particularly busy and distracting. Glad you chose the better wood with nice grey accents!
FRONT DOOR COLOR
So far I have put up a sample of an orange that is more towards Coral (one of my favorite colors) and the Benjamin Moore Ash Blue which is a very bright turquoise
We have finished painting everything in the front of the house, including the doors in the courtyard, courtyard walls and the garage door and trim. We are ready for the weekend… bring on the driveby buyers !!
Loaded some photos of front door samples
i vote for the blue. Coral is a very nice color [ for women’s clothing] but blue goes better with the grey exterior color and is a better for the front door.
FLOORING
Just finished paying for the flooring to be delivered on Tuesday. It will take a couple of days to grind down and level out all the concrete floors, lots of prep work needed. Prep starts on Monday.
Cost for flooring $2.79/square foot (I searched other websites and the flooring usually goes for about $5.25/square foot retail)
After measuring everything up I discovered that we have 2,050 square feet of floors that need to be installed. I decided to bite the bullet and put the hardwood floors in every room of the house. I could have tried to save some money and put carpets in the bedrooms.
Total cost materials $7,727
This includes extra flooring so I can throw out all the pieces that have just way too many knots because knots are not appropriate for the design style I am aiming for. Trying to keep the floor as neutral as possible. We’ll shove the ugly pieces into the closets or the back bedrooms Underlayment, 10 bags of self leveling cement (which is expensive) to level out the floors, trim pieces and glue for the floating installation.
Installation will be about $4,000 because I need to pay for several days of detailed prep of the concrete floors in addition to laying the floors. So total cost to get the hardwood floors in is going to be about $5.85 / square foot
I second that. Very nice blue. Add a container of bright red flowers by the door, and it will look smashing in photos.
I think the Benjamin Moore Ash Blue (which Marilyn linked above) is very similar to the front door picture in Post 548. I tried to find a color similar to Post 548
Definitely on team Orange/Coral. I think it works much, much better with the house color.
If I have to vote, I would go blue. But, when you linked both colors, I was prepared to be anti-coral and I’m not. You have excellent taste, so I am not surprised you wouldn’t pick anything hideous as a contender.
Team Blue! It is not too bright!
Coral is not orange. It is a nice color, but I am a fan of the blue.
I think the blue is more vibrant and gives the house the “pop” it needs.
Go Team Blue!
